Alum Chine is the western end of Bournemouth's beach and the closest thing the town has to a purpose-made holiday flat location. Blocks on the clifftop and down towards the sand look straight across the bay, the beach is lifeguarded through the summer, and a pirate-themed play park at the foot of the chine brings families back year after year. The flats that earn at Alum Chine
Almost all the stock is flats in BH4: purpose-built blocks on the West Overcliff and Studland Road side, and converted villas on the wooded roads that run back up to Westbourne. Three features set the rate:
- A sea view. It sells the cover photograph and holds the price in shoulder weeks.
- A balcony. Families eat outside on long evenings and mention it in reviews.
- An allocated parking space. Public parking above the chine fills early on warm days, so a flat with its own space is easier to let in July and August.
Families are the core guest, which favours two bedrooms, a lift or ground-floor access for pushchairs, and somewhere to rinse off sand. A one-bedroom flat without a view is a couples' property and earns more of its income outside the school holidays.
A short, strong season
Alum Chine is more seasonal than Westbourne, the village at the top of the chine. Demand follows the weather and the school calendar: Easter, the May half term, and the summer holidays, when lifeguards are on the beach. Summer weeks are booked months ahead, so we open the calendar early and price peak weeks firmly from the start, adjusting daily as they fill.

Who books an Alum Chine holiday home
- Families with young children, booking a full week in the school holidays for calm sand, the play park and lifeguards.
- Grandparents and multi-generation groups, who want a lift, a view and a short, flat walk to the beach.
- Dog owners, because the beach west of the Alum Chine beach office towards Branksome stays open to dogs all year, when the main beaches ban them from May to September.
- Winter guests on longer stays: people relocating, renovating a home nearby or visiting family, who use Westbourne's shops for daily needs.
Rules and costs for an Alum Chine owner
Almost every property here is leasehold in a managed block, and many leases restrict holiday letting or need consent. Read the lease first, then tell the lender and the buildings insurer.
BCP Council charges a 100% council tax premium on furnished second homes from April 2025, so an empty winter costs double. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. The furnished holiday lettings tax regime was abolished from April 2025, so the income is now taxed like other property income. Before the first guest you need a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance for paying guests. One honest limit: the 1920s tropical gardens on the slope were closed in January 2025 over landslip risk, so we do not promise them to guests.

The Alum Chine letting market
The clifftop and wooded chine below Westbourne, where purpose-built apartment blocks and converted villas sit a short walk from one of Bournemouth's quieter beaches. It is a family and couples market, strongly seasonal from Easter to September, with Westbourne's shops keeping it workable for winter and long stays.
Alum Chine is a family beach market with a premium for views. The sand shelves gently, the play park and kiosk sit at the foot of the chine, and the promenade runs flat to Durley Chine and Bournemouth Pier, so guests treat the beach as the holiday and the flat as the base. Two-bedroom flats with a sea view, a lift and a parking space are the stock that earns most.
It is the least crowded of the main western access points in high summer because it is furthest from the town centre. That is the selling point in August and the weakness in January, when there is no pier and no high street at beach level to bring guests down the chine.
The answer is planning the year in two halves: firm prices for school-holiday weeks booked months ahead, then shorter breaks for couples and dog owners in spring and autumn, and mid-term stays through the winter, helped by Westbourne's shops a walk uphill.
What brings guests to Alum Chine
- Alum Chine Beach. The westernmost of Bournemouth's main beach access points: soft sand, a gentle slope, a beach office, kiosk, showers and lifeguards from late May to early September. It stays calmer than the pier even in August, which is what families with young children book for.
- Play park and tropical gardens. A pirate-themed play park sits beside the sand and subtropical gardens climb the chine behind it. Both are free and close to the apartments, a selling point for family listings in the school holidays.
- Dogs allowed towards Branksome. The beach on the western side of Alum Chine, towards Branksome, stays open to dogs all year, while the main beaches exclude them from 1 May to 30 September. Pet-friendly flats here can take summer bookings others cannot.
- The promenade. The flat seafront path runs east to Bournemouth Pier and west towards Sandbanks. Guests walk to the town centre along it, so a car is optional for a short break.
- Westbourne village. Westbourne's arcade, restaurants and everyday shops are a short walk uphill through the chine. It means an Alum Chine flat works for a month in winter as well as a week in summer.

Can I holiday let a leasehold flat at Alum Chine?
Only if the lease permits it. Most property at Alum Chine is leasehold in managed blocks, and many leases restrict short lets, require the management company's consent or set a minimum letting period. Get the position in writing before you buy or furnish, because a lease that requires use as a private residence can be breached by holiday letting. Your mortgage terms and the block's buildings insurance need checking as well, and the insurer must know paying guests will stay.
How seasonal is a holiday let at Alum Chine?
Very. Demand follows the school calendar and the weather: Easter, the May half term, and the summer holidays, when the beach is lifeguarded. Outside those weeks bookings are shorter and priced lower, so we plan mid-term winter stays from the start instead of hoping for weekend trade. An owner who expects twelve even months will be disappointed; one who plans for a strong summer and a covered winter usually is not.
Are the Alum Chine tropical gardens open?
At the time of writing we cannot confirm it. The gardens, laid out in the 1920s on the slope above the beach, were closed indefinitely in January 2025 because of landslip risk, while the play park at the bottom stayed open. Until BCP Council confirms the gardens have reopened, our listings describe the beach, the play park, the promenade and the chine walk, and leave the gardens out.
Can I use my Alum Chine flat for my own summer holiday?
Yes. You block your dates in the owner portal and we let the rest. At Alum Chine the school summer holiday carries most of the year's income, so every peak week you keep has a real cost, while a fortnight in May or September costs far less. Many owners take a week at Easter or in early September, when the beach is quiet and the weather often holds. The clean after your stay is paid to the cleaning company like any other.
Do guests need a car at Alum Chine?
Not necessarily, but most families bring one, so parking decides many bookings. The promenade is flat to Durley Chine and Bournemouth Pier, and buses run along Poole Road in Westbourne at the top of the chine. If the flat has an allocated space we put it in the listing title. Can a dog-friendly flat at Alum Chine take summer bookings?
Yes, and it is one of the area's advantages. BCP Council bans dogs from its main beaches, including Alum Chine's, from 1 May to 30 September, but the beach west of the Alum Chine beach office towards Branksome Chine stays open to dogs all year.
