Broadstone is an inland suburb about four miles north of Poole town centre, built around the shops of the Broadway, a heathland golf course and quiet roads of family houses and bungalows. It is not a resort and should not be presented as one. A holiday home here earns from family visits, golf, walkers and cyclists on the Castleman Trailway and, above all, longer stays. The Broadstone homes that let

Broadstone grew from a single farm in 1840 to a suburb of about 10,000 people, most of it in the 20th century. The stock is detached houses, bungalows and estates such as Pine Springs, nearly all with gardens and driveways. That is what guests want here: a whole house with parking, a proper kitchen, a washing machine and good wifi, because they stay longer and live in it rather than holiday in it.

Bungalows have a particular use. Step-free accommodation for older relatives is scarce in holiday lets and worth advertising accurately. A house within a walk of the Broadway's shops, cafes and bus stops is easier to let for long stays than one that needs a car for a pint of milk.

How the Broadstone year runs

There is no August rush. School holidays bring some families who want a quiet base and will drive to Sandbanks, the Purbecks or the New Forest, and that summer business is the smaller part of the year.

The rest is spread out. Spring and autumn bring golfers to Broadstone Golf Club and walkers and cyclists to the trailway and the heaths. Christmas brings families home. All year, people between house purchases, people out of their own home during repairs and people starting work locally book a furnished house for a month or two. We price short visits by the night and longer stays by the week and month, and review both daily. In winter the calendar is held up by those mid-term lets.

Rules and costs in Broadstone

Broadstone is in the BCP Council area, although its post town is Broadstone rather than Poole. BCP charges a 100% council tax premium on furnished homes that are nobody's main residence, unless the property is available to let for 140 nights and actually let for 70, when business rates apply instead. The Broadstone letting market

A self-contained suburb on Poole's northern edge, grown through the 20th century, with detached houses and bungalows around its own shopping street. It is a residential market: family visits, relocations and golf breaks, with few holidaymakers. Bookings are spread across the year and tend to be for whole houses and longer stays.

Broadstone has a thin holiday market and a useful mid-term one. Do not expect a summer peak like the coast: school holidays help, but much of the calendar is filled by stays of one to eight weeks booked for family, work and housing reasons.

Expect lower nightly rates than in the beach areas and longer stays, which keeps changeover costs down. Detached houses and bungalows with parking are the stock that lets. Golfers and cyclists add short breaks in spring and autumn, and summer families use Broadstone as a quiet base for Sandbanks, the Purbecks and the New Forest.

An owner should judge the area on annual income against a tenancy, not on August.

What brings guests to Broadstone

  • Broadstone Golf Club. A heathland course on the edge of the suburb. Visiting golfers and societies book short breaks, mostly in spring and autumn.
  • Castleman Trailway. The 16-mile walking and cycling route along the old railway, from Upton Country Park to Ringwood, passes through Broadstone. It brings walkers and cyclists, and gives long-stay guests a traffic-free route onto the heath.
  • Between Poole and Wimborne. Broadstone lies on the road between Poole town centre and Wimborne Minster, with buses from the Broadway to both and to Bournemouth. It works as a base for guests visiting family on the north side of the conurbation and for people working in north Poole.
  • Heathland on the doorstep. Broadstone Heath keeps some of the original heathland of the Poole Basin, with Canford Heath and Upton Heath close by. Dog owners and walkers value it on longer stays.

Holiday let management in Broadstone: questions

Can a holiday let work in Broadstone when it is not by the sea?

It can, but not as a seaside let. Broadstone bookings come from family visits, family events, golf, the Castleman Trailway and people needing a furnished house for several weeks. A well-equipped house with parking can fill a good part of the year on that demand, with summer families adding some weeks. We will tell you at the first visit if a tenancy looks the better choice for your property.

Would I earn more from a long-term tenant in Broadstone?

Possibly, and we will not pretend otherwise. Short and mid-term lets charge more per night but carry empty nights, cleaning, linen, utility bills and commission, and a furnished second home in BCP faces a council tax premium unless it qualifies for business rates. The answer depends on the house, its parking and its condition. We work through both routes with you before you commit to furnishing anything.

Is a bungalow suitable as a holiday let in Broadstone?

Yes. Broadstone has many bungalows, and step-free accommodation suits the older relatives and longer-stay guests who make up much of the area's demand. The listing should describe access precisely: steps at the door, shower or bath, a bedroom on the ground floor, the width of the drive. Accurate access details bring the right guests and avoid complaints after arrival, and a grab rail or a level shower is worth photographing.

Do golfers and cyclists really book houses in Broadstone?

Some do. Broadstone Golf Club is a heathland course first laid out in 1898 and redesigned by Harry Colt, and visitors are welcome. The Castleman Trailway follows the old railway through Broadstone towards Upton Country Park one way and West Moors and Ringwood the other. Both bring visitors, mostly in spring and autumn. Treat them as a useful addition to family and longer stays rather than a market to rely on alone.

Can I keep my Broadstone house for my own visits?

Yes. If you have moved away but still have family in Broadstone, a furnished house you let between your own visits is often the reason to choose flexible letting over a tenancy. You block your dates in the owner portal and we let the rest. Christmas and the summer holidays are when relatives most want a house, so keeping those weeks costs some income; the rest of the year it costs little.

How do guests get to Broadstone without a car?

By bus. There is no railway station in Broadstone; the old line is now the Castleman Trailway. Buses run from the Broadway to Poole and to Wimborne, a route runs to Bournemouth, and another serves Bournemouth Airport. The nearest stations are Poole and Hamworthy. Most guests still arrive by car, so the listing states the parking and the bus options plainly.
