Kinson was a Dorset village until it joined Bournemouth in 1931, and it still centres on a green on Wimborne Road, with the old stocks, the Kinson Hub library and St Andrew's Church close by. Around that core are estates of family houses and bungalows stretching to Bear Cross and the River Stour. It is the furthest of Bournemouth's neighbourhoods from the beach, and we will not pretend a Kinson house is a holiday home in the usual sense. What lets in Kinson

The house that works is a three-bedroom semi or detached house, or a bungalow, with a driveway for two vehicles, a garden and a kitchen for daily cooking. Contractor teams need single beds, parking for vans and furniture that takes wear; families between homes need storage and a washing machine; older visiting relatives value a bungalow without stairs.

Kinson's own amenities are worth more to a guest staying a month than an owner might think:

  • Pelhams Park Leisure Centre, with a gym, pools and free parking, on Manor Farm Road;
  • Kinson Common, a local nature reserve and Site of Special Scientific Interest, for walks and dogs;
  • St Andrew's Church, with a Norman tower once used by the smuggler Isaac Gulliver to hide contraband;
  • shops and takeaways at Kinson and Bear Cross.

How the Kinson year runs

The calendar is flat. Contractors and relocations book in every month, and in winter they are most of the business. Summer adds families who want a whole house with parking at a lower price than the coast, plus relatives visiting during the school holidays. Christmas brings family gatherings who need more beds than a spare room provides.

The work is in the gaps. A three-month booking ends on a Tuesday and the next starts in a fortnight, so we price the short weeks between long stays daily and open them to two- and three-night bookings. Our guide to holiday let pricing strategy explains the method.

Rules and costs for a Kinson owner

Kinson is in the BCP Council area. A furnished second home pays a 100% council tax premium unless it is available to let for 140 nights a year and actually let for 70, when business rates apply instead. The furnished holiday lettings tax regime ended in April 2025: see holiday let tax after FHL. If you rent to a company the booking is a business let; if an individual makes the house their home, different rules apply. The local market

The Kinson letting market

Bournemouth's northernmost suburb, part of the town since 1931, made up of family houses and bungalows around an older village centre. Guests are visiting relatives, contractors and people between homes; holiday demand is thin. Stays run longer than on the coast and are spread evenly across the year.

Kinson is a residential market of family houses and bungalows in BH10 and BH11, around an older village centre on Wimborne Road. Visitor demand is low and practical. There is no season to speak of: a contractor booking in November is as likely as one in June, and summer adds only a little from families who want an affordable base with parking.

What Kinson has is position for a particular guest. Bear Cross puts Ferndown's industrial estates, north Poole and the A31 within a short drive, and Bournemouth Airport at Hurn is close. Teams on those sites, people relocating and relatives visiting family on the estates make up most bookings, and many stay for weeks.

The property that suits this is a clean, plainly furnished three-bedroom house with a driveway, priced by the week and the month. The fair comparison is with a long tenancy: flexible letting earns more per month in a good year, but carries gaps, utility bills and furnishing costs a tenancy does not.

What brings guests to Kinson

  • Road access to Ferndown, Poole and the A31. Kinson sits where the Wimborne and Ringwood roads meet at Bear Cross, with direct routes to Ferndown's industrial estates, north Poole and the A31. It suits contractors and project teams who want a whole house with parking for weeks at a time.
  • Bournemouth University and AUB. The Talbot Campus and Arts University Bournemouth at Wallisdown are a short drive south. Kinson picks up visiting parents and university staff who want a house, not a seafront flat.
  • Bournemouth Airport. The airport at Hurn is a short drive east through Parley. It adds pre-flight nights and stays by people working around the airport.
  • Kinson Common and the Stour Valley. Kinson Common is a local nature reserve and Site of Special Scientific Interest, and the River Stour runs along the northern edge of the district. Green space on the doorstep matters to families and dog owners on longer stays.

Can a house in Kinson work as a holiday let?

As a seaside holiday let, no. Kinson is the furthest Bournemouth neighbourhood from the beach. As a furnished flexible let for contractors, relocating households and visiting relatives it can, mainly on stays of a week to a few months. We compare the likely return with a long-term tenancy before recommending either, and if the tenancy is the better answer for your house we will say so before you spend anything on furnishing.

Who would book a house in Kinson?

Mostly people with work or family in north Bournemouth, Poole or Ferndown. Contractor teams want a whole house with parking near Bear Cross and the A348; families between homes want a furnished house for a few months; visiting relatives want more space than a spare room. Some guests fly from Bournemouth Airport and want a night nearby. Holidaymakers are a small share and book on price.

Is a mid-term let in Kinson better than a normal tenancy?

Sometimes. A mid-term let can earn more per month and keeps the house available to you, but it has gaps, utility bills, council tax or business rates and furnishing costs that a tenancy does not. How do guests get around from Kinson?

Most drive. Kinson sits on the A341 Wimborne Road, with Bear Cross giving routes to Poole, Ferndown and the A31. Buses run from Kinson through Winton to Bournemouth town centre, a route links Kinson with Poole and the Royal Bournemouth Hospital, and another runs to Bournemouth Airport. Our listings state that the beach and the town centre are a drive or a bus journey away.

Can I use my Kinson house myself between lets?

Yes. Owners often keep a furnished house rather than let it on a tenancy because they have family nearby or plan to move back. You block your dates in the owner portal and we let the rest. Because Kinson bookings are spread across the year rather than packed into August, keeping a week for yourself costs less than it would at a beach property. The clean after your stay is paid to the cleaning company like any other.

Will I pay the BCP second homes premium on a Kinson let?

BCP Council charges a 100% council tax premium on furnished homes that are nobody's main residence. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. A Kinson house let steadily on mid-term stays usually meets that test, but long gaps or long owner stays can tip it back, so check with the council and your accountant.

Are month-long winter lets in Kinson affected by the Renters' Rights Act?

Lets to a company, such as a contractor's employer, and genuine holiday lets sit outside the assured tenancy rules. A stay in which an individual makes the house their main home is different: since 1 May 2026 that would be an assured periodic tenancy with no fixed end date.
