In Brockenhurst the cattle and ponies have right of way, and the watersplash on the main street is where they stop to drink. Every address here carries an SO42 postcode and sits inside the National Park. The stock runs from cottages and Victorian villas to larger family houses, and the best of them back straight onto the forest or stand a few minutes' walk from it.

  • Woodland from the front door. Heath and trees begin where the village ends, and guests can leave the car on the drive all week.
  • Somewhere secure for bikes. Gravel tracks head out towards Rhinefield, and hire bikes wait at the station car park. A shed or garage with a lock earns its line in the listing.

July and August are the high point. The New Forest and Hampshire County Show, three days each July at New Park just outside the village, makes one week in particular among the hardest of the year to book.

Spring, when the forest comes into leaf, and autumn, when it turns, bring walkers and cyclists in numbers a seaside resort would envy. The country house hotels host weddings and events in every month. Christmas and New Year send families looking for a cottage among the trees, and the London line keeps weekend breaks arriving through winter. The real lull runs from January into February, and we fill it with short breaks and, where a property suits, mid-term stays.

Planning and tax inside the National Park

Every Brockenhurst address falls within the park, so the New Forest National Park Authority, not the district council, decides planning applications. Its policies on extensions, outbuildings and change of use are stricter than in most places, so ask before you build a garden room or convert a garage.

The district council still sends the council tax bill, with a 100% premium on furnished second homes in force since 1 April 2025. Business rates replace council tax once a cottage has been offered to guests for at least 140 nights in a year and actually occupied for 70. Who decides planning for a holiday let in Brockenhurst?

The New Forest National Park Authority, because Brockenhurst is inside the National Park. Its National Park policies cover extensions, outbuildings and change of use, so check before you convert a garage, add a cabin or plan a large extension. Council tax and business rates are separate: council tax is billed by New Forest District Council, and business rates are assessed by the Valuation Office Agency.

Is there a second homes council tax premium in Brockenhurst?

Yes. New Forest District Council has charged a 100% premium on furnished properties that are nobody's main residence since 1 April 2025, which doubles the bill. A self-catering property available to let for 140 nights and actually let for 70 in the previous year is assessed for business rates instead, so the premium does not apply. Confirm your position with the council and your accountant.

When is a Brockenhurst holiday let busiest?

The school summer holidays are the peak, and the New Forest and Hampshire County Show at New Park, held over three days each July, is one of the busiest weeks. Brockenhurst also holds up in spring and autumn, when walkers and cyclists come for the forest, and at Christmas. Weekend breaks run all year thanks to the train from London. January and February are the quietest weeks.

Do guests need a car in Brockenhurst?

What should I tell guests about the ponies?

That they are not tame and must not be fed or petted, and that ponies, donkeys and cattle wander the roads, so drivers must slow down, especially at night. Can I keep using my Brockenhurst cottage myself?
