Brockenhurst sells itself on two things an Airbnb guest can check in seconds: ponies wandering past the front gate and a main line station within walking distance. Inside the New Forest National Park in SO42, between Lyndhurst and Lymington, the village draws Londoners without cars, cyclists, wedding parties and show visitors. Sea Breeze provides Airbnb management here as an Airbnb Superhost with over 100 properties on its books. Owners whose listing is already live can bring us in as co-host and hold on to every review; owners starting out get a photo shoot and a listing written from nothing.
Selling the forest from the first photo
The village guests picture is the one in the guidebooks: donkeys at the watersplash, cattle on the verges, heath at the end of the road. A listing's task is to show that picture and then prove the house matches it.
- Headline: whichever true fact is strongest. Forest on the doorstep, a short walk to the trains, a lockable bike shed, beds for a whole family.
- Images: a professional shoot inside and out. If ponies graze within sight of the house, one of them makes a better cover shot than any sofa.
- Text: walking minutes to the station, the watersplash, the village shops and pubs and the open forest, followed by an exact account of parking.
- Filters: bike storage, a garden, dogs allowed, step-free rooms and a washing machine all appear in New Forest searches.
Five kinds of guest, five price patterns
- London weekenders come down from Waterloo. The quickest trains take about an hour and a half, so Friday arrivals without a car are common.
- Cyclists fill spring and autumn weekends, riding out on the gravel tracks towards Rhinefield, often on bikes hired at the station car park.
- Wedding parties at the Balmer Lawn, Careys Manor and Rhinefield House, sometimes several households wanting one house between them.
- Show-goers for the three days of the New Forest and Hampshire County Show at New Park each July.
- Families through the school holidays, with Lymington and Milford on Sea within reach for a beach day.
Prices are recalculated every day as those patterns shift. Show week and August carry longer minimum stays; from November the minimum shortens so a two-night winter break can still be booked.
Keeping the rating where it should be
Accuracy, cleanliness and arrival carry the most weight with Brockenhurst guests. Arrival instructions here include a line most hosts never need: animals wander the roads, so drive slowly, especially after dark. Every guest message comes into a single system and gets an answer whatever the hour. Muddy bikes and boots make changeovers heavier in a forest village; those are handled by a cleaning and laundry company we put forward, which invoices you directly. We coordinate it, or your existing cleaner carries on.
The listing also sets out the house rules before anyone pays: maximum guests, quiet after a set hour, where to park, gates kept shut so ponies and cattle stay out of the garden, and no feeding the animals. Each booking passes through the screening the platforms provide.
Booking.com for weddings, Vrbo for forest weeks
A wedding guest is as likely to search Booking.com as Airbnb, and a family planning a week in the forest may begin on Vrbo. A Brockenhurst house therefore goes onto Airbnb, Booking.com, Vrbo and Flexiestays and over 20 more sites, all reading one synchronised calendar. When show week sells on one of them, those dates vanish from the rest immediately. Nothing about the Airbnb listing changes, its Superhost badge included, and cyclists who return each autumn can rebook with us directly.
National Park planning, district council tax
Inside the National Park, planning applications go to the New Forest National Park Authority, which is worth knowing before any extension, outbuilding or change of use. Council tax is billed by New Forest District Council, which has charged double on furnished second homes since April 2025; homes available for 140 nights a year and actually let for 70 are rated as businesses instead. Check that the mortgage, any lease and the insurance policy permit paying guests. The safety side is in our guide to holiday let rules in England.
Our part, your costs
We run the listing and its pricing, every guest conversation, check-ins, inventories and regular inspections. Our fee is a flat 16% taken from booking income. There is no retainer, and no monthly charge either. A one-off onboarding fee for the photographs, listings and set-up visit comes out of the first month's income, and payouts arrive monthly with the figures in your owner portal. Read our pricing and how it works for the detail.

Full in summer. Earning in winter too.
Most holiday lets in Brockenhurst go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Brockenhurst letting market
One of the largest villages in the New Forest, inside the National Park, where ponies, donkeys and cattle walk the streets. Cottages, Victorian villas and family houses let to cyclists, walkers, families, wedding guests and Londoners arriving by train. Council tax is New Forest District Council; planning is the New Forest National Park Authority.
On Airbnb, Brockenhurst is searched by guests who want the New Forest without needing a car to reach it. The station, on the main line from London Waterloo, puts the village in front of weekenders from the capital; the ponies at the watersplash and the cycle tracks to Rhinefield put it in front of families and cyclists. A listing that shows both, with honest walking times, reaches the widest audience.
Brockenhurst competes with forest hotels as well as other listings. The Balmer Lawn, Careys Manor and Rhinefield House fill up for weddings and events, and guests who want a kitchen, a garden or room for the whole family look for a house instead. Show week in July and the summer holidays are the busiest; weekends carry the rest of the year.
The village is inside the New Forest National Park, so planning sits with the National Park Authority, and council tax with New Forest District Council.
What brings guests to Brockenhurst
- Main line station. Brockenhurst station has South Western Railway trains to London Waterloo, the fastest in about an hour and a half, and to Southampton, Bournemouth and Weymouth. It is the junction for the Lymington branch. Car-free guests can stay here.
- Ponies and the open forest. Ponies, donkeys and cattle roam the village and drink at the watersplash. Heath and woodland start at the edge of the village, which brings walkers and families all year.
- Cycling. Gravel forest tracks run out from the village, including routes to Rhinefield, and bikes can be hired at the station car park. Cyclists book weekends from spring to autumn and want secure bike storage.
- Country house hotels and weddings. The Balmer Lawn, Careys Manor and nearby Rhinefield House hold weddings and events. Guests who cannot get a room, or want a house for the family, book cottages in the village.
- New Forest Show. The New Forest and Hampshire County Show is held each July over three days at New Park, on the edge of Brockenhurst. It is one of the busiest weeks of the village year.

Full pricing and what is extraAirbnb management in Brockenhurst: questions
What should a Brockenhurst Airbnb listing lead with?
Whatever is strongest and true: a garden onto the forest, a short walk to the station, secure bike storage, or room for a family group. Guests searching for Brockenhurst compare it with other New Forest villages, so the first photo and the title need to show why this house. We then give real walking times to the station, the watersplash and the village shops, so the listing earns its accuracy rating.
Can you co-host my existing Brockenhurst Airbnb?
Yes. If the listing is in good shape we join as co-host, so its reviews and rating stay. We take over pricing, messaging and check-ins, arrange cleaning and laundry through recommended local companies you pay directly, and add the property to Booking.com, Vrbo and our other channels from one calendar. If the photos undersell the forest or the garden, we reshoot them first.
Do cyclists book Airbnbs in Brockenhurst?
Yes. Forest tracks run out from the village, including routes to Rhinefield, and bikes can be hired at the station car park, so cyclists book weekends from spring to autumn. They look for secure storage and somewhere to wash bikes and kit. If your property has a lockable shed or garage, we say so in the title and tick the amenities that cycling guests filter for.
How do you price a Brockenhurst Airbnb for the New Forest Show?
The New Forest and Hampshire County Show runs over three days each July at New Park, on the edge of the village, and demand for beds nearby rises sharply. Rates are reviewed daily, so once show week bookings start to come in we raise prices and set minimum stays to match the show dates. Weddings at the village hotels get the same treatment when we can see the demand building.
What house rules suit a Brockenhurst Airbnb?
Rules on guest numbers, noise and parking protect neighbours in a lived-in village, and two more matter here: keep garden gates closed so ponies and cattle stay out, and drive slowly because animals wander the roads, especially at night. Do not feed or pet the ponies. We write these into the listing and the arrival guide, and screen bookings using the platforms' own tools.
Does the second homes premium affect a Brockenhurst Airbnb?
It can. New Forest District Council has charged a 100% council tax premium on furnished homes that are nobody's main residence since 1 April 2025. A property available to let for 140 nights and actually let for 70 in the previous year is assessed for business rates instead. Plan the calendar with that line in mind, and confirm your position with the council and your accountant.
Do you manage Airbnbs in Brockenhurst from Bournemouth?
Our coverage includes wider Dorset and Hampshire as well as the BCP area, and Brockenhurst is in Hampshire, in the New Forest. Get in touch with the address and we will confirm that we can take on the listing and which recommended local cleaning and laundry company would service it. You can keep your own cleaner. Guest messaging and support run 24 hours a day.

Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
