From the shingle at Milford on Sea the Needles stand out across the water, close enough that the view sells the village by itself. Behind the beach huts a small high street wraps around a green, and to the east lie Keyhaven and the long finger of Hurst Spit. The village is about three miles from Lymington, calmer than a resort, and busier out of season than its size would suggest. We run holiday let management here for commission, with your home listed on Vrbo, Airbnb, Booking.com and Flexiestays as part of a spread of 20+ channels.
Milford properties, from sea view to village green
SO41 covers Milford as well as Lymington, but the stock here has its own character.
- Flats and houses with the view. Those on the front and the roads above it look at the Needles and the western end of the Isle of Wight, and earn the best summer rates in the village.
- Cottages and bungalows near the green. Couples and older visitors book these in spring and autumn, when a stroll to a cafe counts for more than a sea view.
- Family houses with gardens. A walk or short drive from the beach, with room for the car, they take the school holiday weeks.
Parking weighs more here than in a town, because almost everyone arrives by car, and so does the length of the walk to the beach huts and the shops.
A coastal village with long shoulders
Families take full weeks by the beach over the summer holidays, with smaller peaks at Easter, the bank holidays in May and October half term.
After that, Milford relies on people who come for something other than swimming. Walkers follow the coast path out along Hurst Spit and round the sea wall to Keyhaven. Birdwatchers visit the Lymington and Keyhaven Marshes reserve in spring, autumn and winter. Hurst Castle, built for Henry VIII at the tip of the spit and now in the care of English Heritage, pulls day trips from its spring opening. Lymington's Saturday market and the forest sit a short drive inland.
Midwinter is quiet. We market breaks for couples and walkers then, and mid-term stays where a property suits them.
Who chooses Milford
- Couples and retired guests on short breaks, most months of the year.
- Families on a beach week in the school holidays.
- Birdwatchers and walkers out of season.
- Visitors to relatives in Milford, Lymington and New Milton.
- Guests wanting a quiet base for Lymington, the forest and the ferry to the Isle of Wight.
What a Milford owner needs to know on rules and tax
There is no National Park layer here: New Forest District Council handles planning and collects council tax. Furnished second homes in the district have paid a 100% council tax premium since 1 April 2025. Reach 140 nights available and 70 nights let across the prior twelve months and the property moves onto business rates.
Seafront flats are frequently leasehold, so check the lease for a ban on holiday letting and let the insurer and mortgage lender know your plans. FHL tax treatment was abolished in April 2025 (holiday let tax after FHL); fire, gas and electrical safety are covered in holiday let regulations in England.
Sea Breeze in Milford on Sea
We set the house up with a photo shoot and listings, then price it every day, answer guests, manage arrivals and inventory checks, inspect regularly and cover guests around the clock. Local firms we recommend do the cleaning, linen and repairs, and you pay them yourself; we can arrange the lot, or your existing cleaner stays on.
Keep summer weeks for your own family through the owner portal, and we let the rest. Income is paid monthly. Our commission is 16% of booking revenue, and there is no retainer or monthly fee on top. The one-off onboarding fee is taken from the first month's earnings. Read our pricing and how it works.
Close by, we also look after holiday homes in Lymington, Barton on Sea and Brockenhurst.

The Milford on Sea letting market
A seaside village about three miles from Lymington, with a high street around a green, a long shingle beach lined with huts, and views to the Needles. Cottages, bungalows, family houses and seafront flats let to couples, walkers, birdwatchers and families. It is outside the National Park, so planning is New Forest District Council.
Milford on Sea lets on its view and its calm. The long shingle beach, lined with beach huts, looks across the Solent to the Needles and the western Isle of Wight, and the village behind it is small: a high street around a green, with cafes, pubs and shops. Guests are couples, older visitors, walkers, birdwatchers and families who want a quieter base than a resort.
Sea views and a short walk to the beach are what earn most. Seafront flats and houses on the roads above the beach take the highest summer rates; cottages and bungalows in the village carry spring and autumn short breaks. Hurst Castle, reached along Hurst Spit or by the seasonal ferry from Keyhaven, is the day out that brings most visitors.
The village is in New Forest District and outside the National Park, so New Forest District Council handles council tax and planning. The detail is in our guide to holiday let regulations in England.
What brings guests to Milford on Sea
- The beach and the Needles view. A long shingle beach below low cliffs, lined with beach huts, looks across the Solent to the Needles and the western Isle of Wight. Sea views and a short walk to the beach are what guests pay for.
- Hurst Castle and Hurst Spit. Henry VIII's artillery fort, now in the care of English Heritage, stands at the end of a shingle spit that guests walk along or cross to by the seasonal ferry from Keyhaven. It is the day out most visitors come for.
- Keyhaven and the marshes. Keyhaven, under a mile from the village, has a boatyard, the Hurst ferry and part of the Lymington and Keyhaven Marshes nature reserve. Birdwatchers and walkers book here in spring, autumn and winter.
- Village green and high street. The small high street fronts the village green, with cafes, pubs and shops. Guests staying a week find daily needs on foot, which helps book older couples outside the school holidays.
- Lymington and the forest. Lymington's harbour, Saturday market and Isle of Wight ferry are a short drive away, and the open New Forest lies beyond. Guests use Milford as a quieter base for both.

Full pricing and what is extraHoliday let management in Milford on Sea: questions
Is Milford on Sea in the New Forest National Park?
No. Milford on Sea is in New Forest District but outside the National Park, so New Forest District Council is the planning authority as well as the council tax authority. The open forest starts a short drive north. Check your address against the National Park boundary map before planning building work, because policies differ either side of the line and the National Park Authority decides applications inside it.
Is there a second homes council tax premium in Milford on Sea?
Yes. New Forest District Council has charged a 100% premium on furnished properties that are nobody's main residence since 1 April 2025, which doubles the council tax bill. A self-catering property available to let for 140 nights and actually let for 70 in the previous year is assessed for business rates instead. Which applies depends on your letting record, so confirm it with the council and your accountant.
Is the beach at Milford on Sea sand or shingle?
Mostly shingle, below low green cliffs, with some sand at low tide. We say so in the listing, with a suggestion to pack beach shoes, because guests who expect a sandy resort beach are disappointed and say so in reviews. Guests who know what to expect love it for the Needles view, the beach huts and the walks east to Keyhaven and Hurst Spit.
How does Hurst Castle affect bookings in Milford on Sea?
Hurst Castle, built by Henry VIII as an artillery fort and now in the care of English Heritage, stands at the end of Hurst Spit. Guests walk out along the shingle or take the seasonal ferry from Keyhaven. It is the main day out for many Milford visitors. Its opening season and the ferry timetable change each year, so we check them before writing them into the listing.
When is Milford on Sea busiest?
The school summer holidays, when families take full weeks by the beach. Easter, the May bank holidays and the October half term are shorter peaks. Milford also does well in spring and autumn with couples, walkers and birdwatchers on the Lymington and Keyhaven Marshes, which keeps short breaks coming outside summer. January and February are the quietest weeks, when we use short breaks and mid-term stays.
Can I use my Milford on Sea holiday home myself?
Yes. You block your own dates in the owner portal and we let the rest. Many Milford owners keep a week in early summer or autumn for themselves. Peak summer weeks earn most, so every one you keep has a cost, but the decision is yours. The clean after your stay is paid to the cleaning company like any other changeover.
Do you manage holiday lets in Milford on Sea from Bournemouth?
Our coverage includes wider Dorset and Hampshire as well as the BCP area. Milford on Sea is in Hampshire, a few miles from Lymington. Tell us the address and we will confirm that we can take the property on and which recommended local cleaning and linen company would service it. You can keep your own cleaner. Guest support runs 24 hours a day.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
