The best areas for a holiday let in Bournemouth, Poole and Christchurch are the ones that match the guests you want. The beach suburbs earn most in the school holidays but are the most seasonal. The town centres and cliffs take short breaks and event weekends all year. The inland streets near hospitals, universities and good high streets let steadily to people here for work or long stays. Pick the guest first, then the street.

This guide walks through the BCP area as an owner sees it. We have not put nightly rates or occupancy figures on it, because those depend on the property far more than the postcode. How to judge an area before the postcode

Three things decide whether a property books, and none of them is the district name.

  • The walk. Minutes on foot to the sand, the station or the high street. A flat ten minutes from the beach is a beach let. One a twenty-minute uphill walk away is something else, and should be priced and marketed as such.
  • Parking and outside space. Families arriving by car with a week's luggage want a space. Many Victorian conversions have none, and that narrows the market.
  • The lease. Most flats in the area are leasehold, and some leases forbid short lets or require consent. Read it before you fall for the view.

Then ask who will book in February. Summer fills almost anywhere near the sea. The difference between a good and a poor year is usually the other eight months.

The beach suburbs: Southbourne, Boscombe and Alum Chine

Southbourne sits on the clifftop at the eastern end of Bournemouth's beach, with a quieter stretch of sand than the piers and an independent high street on Southbourne Grove. Families book full weeks here in the school holidays. A stretch of beach east of Fisherman's Walk stays open to dogs all year, so a pet-friendly house can take summer bookings that central properties cannot. Quiet roads and everyday shops also make it one of the better Bournemouth areas for stays of a week or more out of season.

Boscombe is the value seafront market: Victorian villas split into flats and newer blocks near the restored pier. It draws surfers, groups and budget-minded families in summer. The O2 Academy on Christchurch Road and AFC Bournemouth's ground at Kings Park add one-night and weekend bookings in autumn and winter, which few beach areas get.

Alum Chine is the wooded valley below Westbourne leading to a calmer beach. It is a family and couples market, strongly seasonal from Easter to September, with apartment blocks and converted villas within a short walk of the sand.

The centre and the cliffs: short breaks, events and car-free weekends

The town centre, the East Cliff and the West Cliff hold much of Bournemouth's flat stock: Victorian villas converted to apartments and purpose-built blocks near the Lansdowne and the BIC. These are the least dependent on beach weather.

  • The BIC and the Pavilion bring conference delegates and audiences for one to three nights, midweek and at weekends.
  • Direct trains reach London Waterloo in about two hours, so car-free weekenders are a core market for anything near the station.
  • Late September to December has its own season, with Arts by the Sea, the Christmas markets and Christmas Tree Wonderland.

A one or two-bedroom flat with a lift, good Wi-Fi and a short walk to the centre suits this market. Parking matters less than it does in the suburbs.

Poole: the harbour, the beaches and the work trade

Poole lets as two markets. The Quay and the Old Town take leisure guests who want boat trips, Brownsea Island and evenings on foot. The suburbs take families, contractors and relocations. Our Poole page covers the town as a whole.

  • Sandbanks and Canford Cliffs are the premium beach market: large houses and high-specification apartments let as whole properties to families and groups. Both are summer-led. Sandbanks especially peaks in the school holidays and is quiet in winter.
  • Lilliput and Parkstone sit on the harbour side. Parkstone has Ashley Cross for evenings out, a station, and Poole Hospital nearby, which brings visiting staff and patients' relatives in every month.
  • Branksome sits between the two towns on the main line, with Branksome Chine beach to the south. It works for beach families in summer and for commuters on longer stays.
  • Hamworthy and Broadstone are quieter and more residential. Hamworthy is close to the ferry port for one-night stays before or after a crossing. Broadstone suits families visiting relatives and people working locally.

Christchurch and the harbour villages

Christchurch is a calmer, older market than Bournemouth: cottages and townhouses near the Priory and the Quay, riverside apartments and bungalows. Couples and older guests book short breaks in spring and autumn, and the food festival weekend in May is an early peak.

East of the town the market is family and harbour led. Mudeford has the Quay, Avon Beach and the ferry to Mudeford Sandbank, and lets mostly as whole homes for summer weeks. Friars Cliff and Highcliffe add clifftop houses and bungalows. Highcliffe Castle weddings and a station at Hinton Admiral give Highcliffe weekend demand across the year. Burton is inland and residential, a base for the New Forest and the coast at a lower purchase price.

Inland streets: Westbourne, Charminster and Winton

The areas that look least like holiday country are often the most even through the year, because guests come for reasons other than the beach.

  • Westbourne is a village quarter between the two towns, with the Victorian arcade, restaurants and the walk down Alum Chine. Its high street trades in February much as it does in August, and it is a common choice for stays of a month or more.
  • Charminster has the town's most international restaurant street and is a short trip from the Royal Bournemouth Hospital and the station. Visiting staff, relocations and families of patients book here.
  • Winton is on the edge of the Talbot Campus and Arts University Bournemouth. Move-in weekends, open days and graduations bring parents for short stays, and staff look for lets of a month or more.
  • Moordown and Kinson are further north and mostly houses, which suit contractors and families who need space and parking more than a sea view.

The rules are the same across BCP

Choosing between areas inside Bournemouth, Christchurch and Poole does not change the local rules, because BCP Council is the planning authority and the billing authority for all three.

  • No local licence or night cap for short lets was in force on 1 October 2026.
  • BCP Council has charged a 100% council tax premium on furnished second homes since 1 April 2025. A holiday let moves to business rates only if it was available for at least 140 nights and actually let for at least 70 in the previous 12 months.
  • Planning permission is judged case by case, and the lease and mortgage can restrict use whatever the law allows.

Choosing, then running it

If you already own the property, the question is how to let it well for the guests its street attracts, not whether it is in the right area.
