Lilliput lies on the Poole Harbour shore between Lower Parkstone and Sandbanks, looking across to Brownsea Island and the Purbeck hills. Evening Hill is its viewpoint, Salterns Marina and Parkstone Yacht Club are its waterfront, and a small parade of shops on Sandbanks Road is its centre. Harbour-side houses and what they let on

A Lilliput let is usually a whole house in BH14: several bedrooms, a garden, a drive and, in the best cases, a view over the harbour. Some are the art deco houses built from the late 1920s; many are modern rebuilds with big windows facing the water. There are also apartment blocks on the slopes of Evening Hill, where the view is the selling point and a lift and a parking space settle the booking.

Guests expect the house to match its setting, so presentation, outdoor furniture and a kitchen equipped for a large party matter more here than in a small flat. Be clear about the shoreline. The harbour edge at Lilliput is for views, walking and launching; the bathing beaches are at Sandbanks and Shore Road, a short drive or a ride on the Harbour Breezer 60 bus along Sandbanks Road.

A sailing season as well as a beach season

The harbour gives Lilliput a second source of demand. Boat owners with berths at Salterns Marina, crews racing from the clubs along this shore, and windsurfers and kitesurfers using the shallow water of Whitley Lake, beside the road to Sandbanks, all need somewhere to stay. Their season runs from spring into autumn rather than peaking in August alone, and they book around the forecast.

The school summer holidays remain the peak, when families take the larger houses by the week. Winter is quieter: the view remains, the watersports thin out, and the calendar relies on short breaks, Christmas and New Year and the occasional mid-term let. We review prices daily through all of it.

Who books a Lilliput holiday home

Rules and costs for a Lilliput owner

Lilliput is in BCP Council, which has charged a 100% premium on furnished second homes since April 2025; a property available to let for 140 nights and actually let for 70 can be assessed for business rates instead. Since the furnished holiday lettings regime ended in April 2025, letting income is taxed like other property income: see holiday let tax after FHL.

Flats need the lease checked. Every let needs a fire risk assessment, gas and electrical safety checks and insurance that covers paying guests, plus any mooring, slipway or hot tub you intend them to use. Our regulations guide has the detail.

The local market

The Lilliput letting market

A small harbourside district between Parkstone and Sandbanks. Detached houses, including art deco homes from the late 1920s, and modern waterfront apartments let to sailing families, couples and guests who want Sandbanks close by from a quieter address. It is a summer-led market in which harbour views and parking sell the listing.

Lilliput is a small, high-value corner of the Poole market. Its larger houses compete with Sandbanks and Canford Cliffs for family and group bookings in the school holidays, and they win on space, gardens, parking and harbour views rather than on a beach at the door.

It also has a second season. From spring to autumn, Salterns Marina, Parkstone Yacht Club and the board sailing area at Whitley Lake bring sailors, crews and watersports guests who plan around wind and tide rather than term dates. Smaller flats let to couples for the views from Evening Hill and the short run to Sandbanks. Winter is quiet on the harbour shore and depends on short breaks and the occasional longer stay.

What brings guests to Lilliput

  • Salterns Marina. The marina and its harbourside hotel are in Lilliput, with berths on Poole Harbour. Boat owners, crews and their guests need accommodation close by through the sailing season.
  • Evening Hill and the harbour shore. Evening Hill is a well-known viewpoint across Poole Harbour to Brownsea Island and the Purbeck Hills, and the shallow water below it is used by windsurfers and kitesurfers. Harbour views are the main selling point of listings here.
  • Sandbanks next door. Sandbanks Beach and the chain ferry to Studland are a short drive, bus ride or walk along the shore road. Lilliput gives guests the same beach from a base with easier parking.
  • Compton Acres and Parkstone Golf Club. The gardens at Compton Acres and the golf course on Links Road are both on Lilliput's edge. They add garden visitors and golfers in spring and autumn.

Do holiday guests book Lilliput, or only Sandbanks?

They book Lilliput when the listing shows what it offers: harbour views, larger houses with gardens and parking, and Sandbanks beach a short drive or bus ride away. It suits families and groups who want space, and sailors who want the marina and the clubs. It will not suit guests who want to step from the door onto sand, and the listing should say so plainly.

My Lilliput house has a mooring or slipway. Can guests use it?

That is your decision, and an insurance question before it is a marketing one. Ask your insurer whether guest use of a mooring, slipway or jetty is covered, and on what conditions, and check any harbour or marina rules that apply. If it is covered, access to the water is a strong selling point for sailing guests. If not, the listing states clearly that it is not available to guests.

How seasonal is a holiday let in Lilliput?

Less tied to August than a beach let, but still seasonal. The school holidays are the peak, and the sailing and watersports season extends demand from spring to autumn. Winter is quiet on the harbour shore, so we lower minimum stays, price for short breaks, Christmas and New Year, and consider a mid-term let of a few weeks where the house suits one.

Can I keep my Lilliput home for family summers and let it the rest of the year?

Yes. You block your own dates in the owner portal and we let the rest. Because Lilliput has a sailing season either side of August, an owner who keeps the high summer can still let a good share of the year. We show you what each blocked week is likely to forgo before you decide, and the clean after your stay is paid to the cleaning company like any other.

Will I pay the BCP second homes premium on a Lilliput holiday let?

BCP Council has charged a 100% premium on furnished second homes since April 2025, which doubles the council tax bill. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. Which applies depends on your letting record, so confirm it with the council and your accountant before you plan your own use.
