A Friars Cliff winter in practice

The October half term is usually the last full week. November is the quietest month for short stays, and December brings a handful of family gatherings around Christmas and New Year. From January to early March the long stays matter most. Walkers return in numbers in spring.

We set a weekly rate and a monthly rate for the winter months, each below the nightly price, and raise minimum stays in January so a one-night booking cannot split a month. Christmas is priced separately.

Keeping the house in use also helps it. A bungalow near the sea that is closed for four months can suffer from damp and cold, and problems go unnoticed until spring. With guests in residence the heating runs, someone reports a dripping tap or a faulty boiler straight away, and our inspections during a long stay catch the rest. The summer families then arrive to a house that has been lived in, not one reopened the week before.

The rules behind a winter plan here

Friars Cliff is under BCP Council, with a 100% premium on furnished second homes. Business rates replace council tax where the home was available for 140 nights and let for 70 over the previous year, and stays of more than 28 nights are not counted in the 70. A long stay can also become a tenancy if the guest makes it their home, so we put each stay on the right agreement. The Friars Cliff letting market

A small residential area between Mudeford and Highcliffe, laid out in the first half of the 20th century. It is strongly seasonal, led by school holiday weeks, with walkers and dog owners in spring and autumn.

Few places we cover depend on the summer as heavily as Friars Cliff. Once the families leave the promenade and its beach huts, short-break demand falls away faster than in Highcliffe or Mudeford, which have a castle and a quay to hold it.

That is why a winter plan matters more here, not less. The guests who do come between November and March want what Friars Cliff homes have: single-storey living, gardens, parking on the drive and quiet. Families visiting older relatives in the area, couples walking the cliff path through Steamer Point, and people who need a furnished home for a few weeks are the market.

Winter rates will be well below August, but a month let in January is income a closed-up bungalow does not earn.

What brings guests to Friars Cliff

  • Friars Cliff Beach. A sand and shingle beach about a mile east of Mudeford Quay, with a promenade lined with beach huts, a beach cafe and views to the Isle of Wight. It is a family beach, and it fills calendars from Easter to September.
  • Steamer Point nature reserve. Clifftop woodland between the beach and Highcliffe Castle, with views to the Isle of Wight and Hengistbury Head. The coastal path through it links Mudeford Quay to Highcliffe, which brings walkers and dog owners off season.
  • Avon Beach and Mudeford Quay. Avon Beach adjoins Friars Cliff to the west, and the Quay, with its ferry to Mudeford Sandbank, is a walk along the shore. Guests reach three beaches without moving the car.
  • Highcliffe Castle. The Grade I listed castle is a walk east through Steamer Point and hosts weddings and events through the year. Guests attending them book nearby houses for one or two nights.

Is it worth trying to let a Friars Cliff house in winter at all?

For most owners, yes, as long as expectations are set. Short breaks are thin from November to February, but weekly and monthly stays from visiting families, contractors and remote workers do come. A house that would otherwise stand empty, heated just enough to avoid damp, earns nothing. One or two long bookings across the winter can cover a large share of the fixed costs.

Why do families visiting relatives choose Friars Cliff?

Because the housing suits them. Many visitors are staying near a parent in Highcliffe, Mudeford or Christchurch, and they want a bungalow with a level entrance, parking and a kitchen for proper meals, often for a few weeks while a parent recovers or moves. What do winter walkers want from a Friars Cliff let?

Somewhere to dry boots and coats, a dog-friendly policy if you allow dogs, and an honest description of the walk to Steamer Point and along the shore to Highcliffe or Mudeford Quay. Walkers book long weekends rather than months. We keep a few winter weekends open for them so the calendar is not entirely given over to one long stay.

Should I let the house by the month, or keep it for weekends?

In Friars Cliff a mix usually works best. Weekends alone rarely fill January, and a single three-month stay can affect your business rates position because lettings over 28 nights do not count as let nights. We usually aim for a month or two of longer stays with shorter breaks either side, and show you the expected income for each plan.

Does the second homes premium apply in Friars Cliff?
