How Burton's winter unfolds

October half term ends the last family weeks. November and early December are steady with working guests if the house is on the right platforms. Christmas and New Year bring relatives visiting Christchurch families for short stays. January to early March is the stretch for monthly bookings: projects restart after the holiday and people move house. In spring the New Forest and the Avon Valley Path bring walkers back for weekends.

Long stays are priced below short ones per night, and we lengthen minimum stays in the quietest weeks so a month-long booking is not broken by a stray night.

Christchurch itself gives longer-stay guests a reason to like Burton. The Monday street market fills the High Street every week of the year, the Christmas lights go up in late November, and the Priory and the Quay are a short drive away. The Burton letting market

A village in the Avon valley about a mile and a quarter north-east of Christchurch town centre. Most of its housing dates from the 1970s, with some 18th-century buildings in the old village. It lets as whole family houses to guests visiting relatives, New Forest visitors and contractors, and is quieter and less seasonal than the coastal villages.

Burton loses less in winter than the coastal villages, because it never relied on the beach in the first place. Its 1970s family houses, with drives and gardens, sit about a mile and a quarter north-east of Christchurch town centre, between the Avon valley and the road to the New Forest, and they are the nearest Christchurch homes to Bournemouth Airport at Hurn.

That puts Burton in the path of the town's working winter. Firms on the Aviation Business Park bring in engineers and contractors for project work. Households moving into Christchurch need a furnished house while a sale completes. Relatives come to stay near older parents in the town. None of these guests follow the school calendar, and many want a week or a month, not a night.

The risk for a Burton owner is pricing winter like a beach resort and getting nothing, or letting the whole winter to one guest and losing the business rates position. We plan the calendar to avoid both.

What brings guests to Burton

  • Christchurch next door. The Priory, the Quay and Christchurch station are a short drive or bus ride away. Burton suits guests who want Christchurch and its beaches from a quieter village base with easier parking.
  • New Forest edge. The New Forest National Park begins a short drive north-east, towards Bransgore. Walkers, cyclists and dog owners book here for forest days with the coast close by, mainly in spring and autumn.
  • Avon Valley Path. The 34-mile walking route from Salisbury Cathedral to Christchurch Priory passes through Burton, and the River Avon runs along the western side of the village. It brings walkers outside the summer peak.
  • Bournemouth Airport. The airport at Hurn is a short drive west of the village. Pre-flight nights and people working around the airport add midweek bookings.

Is Burton better for winter lets than the beach villages?

For longer winter stays it often is. Working guests and family visitors care about parking, space and the drive to where they need to be, not the walk to the sand. Burton houses have drives and gardens, and they are the closest Christchurch homes to the airport and its business parks. A Mudeford cottage may earn more in August; a Burton house can hold its own from November to March.

Do airport contractors really book houses in Burton?

Contractors working on projects at the Aviation Business Park at Hurn are one of the guest types we market Burton houses to in winter. They tend to stay Sunday to Friday for several weeks, sometimes as a team sharing a house, and their employer often books and pays. They ask for parking for vans or several cars, a washing machine, fast wifi and a straightforward check-in after dark.

Can I let my Burton house to a family that is moving to Christchurch?

Yes. Families between homes are a good winter fit: they want a furnished house near schools and shops for one to three months while a purchase completes. Because they may treat the house as their main home, we agree the dates and the right agreement before they move in, and we take legal advice where the stay could become a tenancy.

How do weekly and monthly rates work for a Burton house?

Each length of stay has its own rate. A week costs less per night than a two-night break, and a month less again, reflecting the changeovers and laundry you save. Rates are reviewed daily, and quiet weeks in January and February can be priced to win a long booking. Christmas and New Year, when Burton fills with families visiting relatives, are priced on their own.

Is Burton covered by the BCP second homes premium?

Yes. Burton is in BCP Council, which doubles council tax on furnished second homes. A house that is available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. What happens to my summer calendar if a winter guest wants to stay on?

We check it before agreeing anything. Burton takes summer families and New Forest walkers in spring, and your own dates stay blocked in the owner portal. Every long stay starts with an agreed end date. If an extension would cut into a booked or high-demand week, we offer the guest another of our properties instead of moving your summer guests.
