New Milton is a Hampshire market town with the New Forest on one side and the sea on the other: Barton on Sea's cliffs lie to the south, and the station sits on the main line from London Waterloo to Weymouth. Owners here tend to hold a family house rather than a seaside cottage, kept for visits to relatives or as a base for forest and coast, and let whenever they are not using it. So holiday let management in New Milton is less about one short peak and more about a year that keeps ticking over. We run our holiday let management service in the town from Bournemouth, about 11 miles off by road.
What lets well in New Milton
The whole town shares the BH25 postcode. Its houses range from cottages at the edges to bungalows and newer homes nearer the centre, and guests rent them whole. Price depends on parking, bedroom count and location. A house with a driveway and garden works for August families and for relatives coming at Christmas. Something within a walk of the station appeals to guests without a car. Homes on the Barton side borrow some of the seaside trade, while those at the northern end lean on the forest.
What a visitor is paying for is one base for two kinds of day: heath and ponies in one direction, the clifftop and the Needles in the other, with shops and trains in the middle.
How the New Milton year runs
August and the rest of the summer holiday remain the strongest weeks, taken by families who alternate beach days with forest days. Easter, half terms and bank holiday weekends add short stays.
The shoulder seasons are where the town outperforms the seafront villages. Forest walkers, cyclists and people with dogs come in spring and autumn; Chewton Glen weddings and events send guests looking for a house close by; and relatives book weekends whatever the month. Winter slows without stopping: Christmas is taken by family gatherings, and mid-term lets fill the leanest weeks. Our pricing strategy guide shows the thinking.
Who books a New Milton holiday home
- Holidaying families, mixing Barton's cliffs with days in the New Forest.
- Relatives of local residents, frequently booking at short notice.
- Forest walkers, cyclists and dog owners, spring to autumn.
- Train travellers from London Waterloo or Southampton.
- Wedding and event guests at Chewton Glen.
Rules and costs for a New Milton owner
Council tax in New Milton is collected by New Forest District Council, not BCP, and since 1 April 2025 a furnished second home has carried a 100% premium. The way out is business rates, which apply once a home is offered for 140 nights a year and actually taken for 70. The town itself lies outside the National Park boundary, so the district council is the planning authority; at Bashley or Wootton, however, the National Park Authority may decide. FHL tax treatment was abolished in April 2025, explained in our guide to holiday let tax after FHL. Fire, gas, electrical and insurance duties are the same as for any English holiday let, and our guide to holiday let regulations in England sets them out.
How we run a New Milton holiday let
A family house lets best when someone answers quickly, so guest messages come through one inbox and support runs around the clock. We put the home on Airbnb, Vrbo, Booking.com and Flexiestays with 20+ further sites, adjust prices daily, meet arrivals, check inventory and inspect the house regularly. Cleaners, linen and tradespeople come from local firms we recommend and you pay directly; we will organise them for you, or you can stay with your own. Reserve your own family visits in the owner portal, and income reaches you each month.
Sea Breeze takes 16% of booking revenue as commission and charges no retainer or monthly fee. The detail is on our pricing page and in how it works. Nearby, we manage homes on the cliff at Barton on Sea and over the Dorset border at Highcliffe.
Full in summer. Earning in winter too.
Most holiday lets in New Milton go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The New Milton letting market
A Hampshire market town between the New Forest and the coast at Barton on Sea. Housing runs from cottages on the outskirts to bungalows and modern houses near the centre. Guests are families visiting relatives, forest and coast holidaymakers and rail travellers, so summer peaks are softened by visits that continue all year.
New Milton is a market town first and a resort second, and that shapes the income. Housing runs from cottages on the outskirts to bungalows and modern houses near the centre. Guests are forest and coast holidaymakers, families visiting relatives and rail travellers, which softens the summer peak: visits carry on through the year. Chewton Glen on the edge of town brings wedding and event guests, and the Sammy Miller Motorcycle Museum at Bashley draws enthusiasts.
The trade-off is rate. A New Milton house will not earn a clifftop rate in August, but it has fewer empty weeks in spring and autumn than a seafront cottage, because the New Forest, the station and family visits all work outside the school holidays.
Council and planning. New Milton is in Hampshire, under New Forest District Council, not BCP. The council has charged a 100% council tax premium on furnished second homes since 1 April 2025, unless the home meets the business rates test of 140 nights available and 70 let. The town itself is outside the New Forest National Park, so planning sits with New Forest District Council; rural edges such as Bashley and Wootton are inside the park, where the National Park Authority decides.
What brings guests to New Milton
- New Milton station. On the South West Main Line between London Waterloo and Weymouth. Direct trains make the town practical for car-free guests and for weekend visits to family.
- New Forest National Park. The forest lies to the north of the town. Walkers, cyclists and dog owners use New Milton as a base with shops and a station, from spring to autumn.
- Barton on Sea. The clifftop and beach at Barton on Sea are in the same parish, a short drive or a walk south, with views to the Isle of Wight and the Needles. That gives New Milton listings a share of seaside demand.
- Chewton Glen. The country house hotel and spa stands on the edge of the town. Guests of weddings and events there look for houses nearby.
- Sammy Miller Motorcycle Museum. A large collection of historic motorcycles at Bashley, just north of the town. It draws enthusiasts through the year, including on its event days.

Full pricing and what is extraHoliday let management in New Milton: questions
Do you manage holiday lets in New Milton?
Yes, from our Bournemouth office on Charminster Road, about 11 miles away by road. Our coverage runs across the BCP area and into wider Dorset and Hampshire. Send us the address first and we will confirm we can take the property on and how cleaning, linen and maintenance would be arranged locally, before you commit to anything. We would rather say no at the start than run a home badly.
Is New Milton a good place for a holiday let?
It suits owners who want a steadier year rather than a sharp summer peak. The town combines the New Forest to the north, the coast at Barton on Sea to the south and a main line station, so walkers, families and car-free visitors book across the seasons. Beachfront villages earn more in August but less in winter. A family house with parking near the station or the cliff is the strongest stock.
Is New Milton in the New Forest National Park?
The town is not. It sits on the southern edge of the park and its planning authority is New Forest District Council. Some rural parts of the parish, such as Bashley and Wootton, are inside the park, where the New Forest National Park Authority handles planning. Check which applies to your address before you change how a property is used.
Will I pay a second homes council tax premium in New Milton?
New Forest District Council has charged a 100% premium on furnished homes that are nobody's main residence since 1 April 2025, which doubles the bill. A property available to let for 140 nights and actually let for 70 nights in the year is assessed for business rates instead. Which applies depends on your letting record, so confirm it with the council and your accountant.
Can I use my New Milton house myself?
Yes. Block your dates in the owner portal and we let the rest. School holidays earn the most, while forest weekends in spring and autumn are steady, so a week you keep in October costs less than one in August. Christmas is worth deciding early, because families visiting relatives book it. The clean after your own stay is paid to the cleaning company like any other.
How busy is a New Milton holiday let in winter?
Busier than a seafront village, though still quieter than summer. Families visiting relatives book weekends and Christmas, walkers come to the forest in crisp weather, and rail visitors arrive from London and Southampton. We price winter to fill, with short breaks first and mid-term lets where they earn more than an empty week. Christmas and New Year are priced on their own.
What does holiday let management in New Milton cost?
Commission is 16% of booking revenue, with no retainer and no monthly fee. A one-off onboarding fee covers the photo shoot, the listings and a set-up visit, and it is deducted from the first month's income. Cleaning, linen and maintenance are paid directly to recommended local companies, or to your own. Notice is 45 days. Bookings already taken when you leave are honoured.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
