Where Dorset holiday homes let
Each part of the county has its own stock and its own guest.
- Bournemouth, Christchurch and Poole. Flats near the piers, family houses in Southbourne and Parkstone, and harbourside homes in Poole and Mudeford. The deepest market, with demand in every month. See Bournemouth, Poole and Christchurch.

- Weymouth and the western coast. Seafront flats and family houses near a long sandy beach, with Portland and Chesil Beach close by. See Weymouth.
- East Dorset towns. Houses and bungalows in Wimborne, Ferndown and Verwood, let to visiting families, contractors and guests touring both the coast and the New Forest.
What guests pay for changes with the place. On the coast it is the walk to the sand, a sea view stated honestly and parking. In Purbeck it is character, a garden and room for boots and bikes. Inland it is a whole house with parking and a kitchen for a week.
How the Dorset year runs
July and August are the peak everywhere on the coast, with full weeks at the start of the school holiday booked first. Easter, the May bank holidays and the October half term are shorter peaks.
Beyond that, the parts of the county diverge. The Jurassic Coast runs for about 96 miles from Exmouth to Studland Bay and draws walkers in spring and autumn, so Purbeck and Weymouth hold short breaks well outside the school holidays. The BCP towns keep weekend breaks, events and business stays going through winter. Inland towns change least with the season, because family visits and work do not follow the weather.
Midwinter is quiet across rural Dorset. We shorten minimum stays, price for the demand in front of us and, where the property suits it, add mid-term lets to contractors or households between homes. Our guide to holiday let pricing strategy explains the method.
Who books a Dorset holiday home

Rules and costs for a Dorset owner
- Council tax and business rates. BCP Council and Dorset Council both charge a 100% premium on furnished second homes from 1 April 2025. The 140 and 70 night test decides whether a let is rated as a business instead.
- Tax. The furnished holiday lettings regime was abolished from April 2025; see holiday let tax after FHL.
- Leases and listed buildings. Check the lease before letting a flat, and check listed status or conservation area rules before changing an old cottage.
- Safety and insurance. A fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance that covers paying guests.

The Dorset letting market
The county splits between two councils: BCP Council for the Bournemouth, Christchurch and Poole conurbation, and Dorset Council for the rest, from Purbeck and the Jurassic Coast to the market towns of east Dorset. Coastal lets earn most in summer and the school holidays; inland towns let to families, walkers and longer stays.
Dorset is several letting markets under one county name. The Bournemouth, Christchurch and Poole conurbation has the beaches, the railway to London and the most demand outside summer. Purbeck and the Jurassic Coast are classic holiday-home country: full weeks in the school holidays, walkers and couples in spring and autumn, and a quiet midwinter. Inland, towns such as Wimborne, Ferndown and Verwood let to visiting families, contractors and longer stays rather than beach weeks.
Two councils set the local rules. BCP Council covers Bournemouth, Christchurch and Poole. Dorset Council covers the rest of the county, including Purbeck, Weymouth and east Dorset. Both charge a 100% council tax premium on furnished second homes from 1 April 2025, and in both a self-catering property that is available to let for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates instead.

What brings guests to Dorset
- The Jurassic Coast. England's first wholly natural World Heritage Site runs for about 96 miles from Exmouth to Studland Bay, taking in Durdle Door, Lulworth Cove and Chesil Beach. It brings walkers and families to Purbeck and Weymouth from spring to autumn.
- The BCP beaches. Bournemouth, Poole and Christchurch share a long run of sandy beaches, from Sandbanks to Hengistbury Head and Mudeford. This is the deepest summer market in the county and the one with the most winter demand.
- Purbeck and its National Trust land. Studland's beaches and heaths and the ruins of Corfe Castle are National Trust land, linked by the Swanage Railway and the Sandbanks chain ferry. They give Purbeck lets a season from Easter to the October half term.
- Market towns and country parks. Wimborne, Wareham, Ferndown and Verwood let to visiting families, walkers and contractors rather than beach weeks, with Moors Valley Country Park near the Hampshire border as a family draw.

Which parts of Dorset do you manage holiday lets in?
Our core is the BCP area: Bournemouth, Christchurch and Poole, run from our office on Charminster Road. We also manage in wider Dorset, including Purbeck, Wareham, Swanage, Studland, Corfe Castle, Wimborne, Ferndown, Verwood and Weymouth. The further a property is from Bournemouth, the more we rely on local cleaning and maintenance companies, so we confirm at the first visit that we can look after your property to our usual standard before you sign.
Does Dorset Council charge the second homes premium on holiday lets?
Dorset Council has charged a 100% premium on furnished second homes since 1 April 2025, which doubles the council tax bill, with some national exceptions. BCP Council charges the same premium. A holiday let that was available to let for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates instead of council tax. Check your own letting record with the council and your accountant.
Is a coastal Dorset holiday let busy outside the summer?
It depends where it is. Bournemouth and Poole have events, conferences and city-style short breaks through the year. Purbeck and the Jurassic Coast have a strong Easter, May half term and October half term, with walkers in spring and autumn, but January and February are quiet. We price daily, shorten minimum stays in the quiet months and, where it suits the property, add mid-term lets to keep the calendar earning.
Is the furnished holiday let tax regime still available in Dorset?
No. The furnished holiday lettings regime was abolished from 6 April 2025 (1 April 2025 for companies), across the whole country. Holiday let income is now taxed under the same rules as other property income, which changes how mortgage interest relief, capital allowances and capital gains work. Can I use my Dorset holiday home myself?
Yes. You block your own dates in the owner portal and we let the rest. Many Dorset owners keep a week at Easter or a few weekends in autumn. Every peak summer week you keep has a cost in lost bookings, and your own stays count against the 70 nights actually let for business rates, so plan them with that test in mind.
Do you clean Dorset holiday lets yourselves?
No. Cleaning, linen and laundry, and maintenance are not part of our 16% commission. We recommend trusted local companies, you pay them directly, and we can book and coordinate them for you. In Purbeck and the market towns we work with companies close to the property. If you already have a reliable cleaner or caretaker you can keep them, and we coordinate their visits with each booking.
What does holiday let management in Dorset cost?
Commission is 16% of booking revenue, with no retainer and no monthly fee, wherever the property is in Dorset. A one-off onboarding fee covers the photo shoot, the listings and a set-up visit; it is quoted before you sign and deducted from the first month's income. Notice is 45 days. Cleaning, linen and maintenance are paid directly to the companies that do them.
