Weymouth is a traditional resort roughly midway along the Jurassic Coast, with a long sheltered sandy bay, a Georgian esplanade and a working harbour, and its holiday homes earn most in the school holidays. Our holiday let management service takes on Weymouth properties from our Bournemouth office, about 38 miles away by road. That makes it the furthest town we cover, so we take on a Weymouth property only after confirming we can run it to the same standard as one in Bournemouth.

What lets in Weymouth

Weymouth has a wider range of stock than most resorts:

  • Seafront apartments in the Georgian terraces along the Esplanade, in DT4, let to couples and small families. A bay view and a lift are worth stating precisely.
  • Harbourside cottages and flats near the quayside pubs and Nothe Fort take short breaks in every season.
  • Family houses in the DT3 suburbs such as Preston and Radipole, with gardens and parking, suit families staying a week and sailing crews during events.

Guests pay for the walk to the sand or the harbour, a view, parking and, at the station end of town, a short walk from the train.

How the Weymouth year runs

The school summer holiday is the peak, with families booking full weeks on the beach. Easter, the May bank holidays and the half terms are shorter peaks.

Events carry the shoulder seasons. The National Sailing Academy on Portland Harbour, which hosted the 2012 Olympic sailing, still stages national and world championships, and crews and families book for a week or more. The IRONMAN 70.3 Weymouth is held each September, with the 2026 race on 20 September, and athletes and supporters fill the town for the weekend. Walkers come in spring and autumn for Portland, Chesil Beach and the coast path.

Winter is quiet. We keep harbourside weekends open for short breaks and use mid-term lets where the property suits them.

Rules and costs for a Weymouth owner

Weymouth is under Dorset Council, which has charged a 100% council tax premium on furnished second homes since 1 April 2025. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. The furnished holiday lettings tax regime was abolished from April 2025; see holiday let tax after FHL.

Many seafront apartments are leasehold flats in converted terraces, so read the lease for a clause against short lets and tell the insurer and lender. Before the first guest you need a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance for paying guests. Family beach weeks dominate the summer; sailing events, triathlon and coast walkers add spring and autumn bookings, and winter is quiet.

Weymouth is a family resort first. The long, sheltered bay with its shallow water is one of the south coast's main family beaches, and full weeks in the school summer holidays are the core of the year. Seafront apartments in the Georgian terraces on the Esplanade, harbourside cottages and suburban family houses all compete for those weeks.

Spring and autumn are carried by events and the coast. The National Sailing Academy at Portland stages national and world championships, the IRONMAN 70.3 fills the town in September, and walkers come for Portland, Chesil Beach and the Jurassic Coast. Harbourside properties take short breaks in every season.

Winter is quiet, and quieter than in Bournemouth or Poole, which have more business and university demand. Owners should expect a pronounced summer peak, plan the rest of the year around events, and decide early which weeks they want for themselves.

Do you really manage holiday lets as far west as Weymouth?

Selectively. Weymouth is about 38 miles by road from our office at 557 Charminster Road, roughly an hour's drive, and the furthest town we cover. Before you sign we confirm, property by property, that we can carry out check-ins, inspections and urgent visits to our usual standard, and that a recommended cleaning company based in or near Weymouth will take on the changeovers. If we cannot, we will say so rather than take it on.

Which Weymouth properties let best?

Those close to the beach or the harbour. Seafront apartments on the Esplanade suit couples and small families, harbourside cottages take short breaks all year, and family houses with parking suit week-long summer stays and sailing crews during events. A sea view, parking, and a lift where there are stairs are the details that matter most, and they must be stated precisely.

Does Dorset Council charge extra council tax on a second home in Weymouth?

Yes. Since 1 April 2025 Dorset Council has charged a 100% premium on furnished homes that are nobody's main residence, so the bill doubles. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. Which applies depends on your letting record, so confirm it with the council and your accountant.

Can I holiday let a flat in a Georgian terrace on the Esplanade?

Only if the lease allows it. Many seafront terraces were converted into flats, and leases often require use as a private residence or need the freeholder's consent for short lets. Ask a solicitor to read the lease, and tell the buildings insurer and any lender, before you furnish. Listed buildings may also need consent for fire safety work, so plan that with the council first.

Can I use my Weymouth holiday home myself?

Yes. You block your dates in the owner portal and we let the rest. Most Weymouth owners live some distance away and come for a few weeks a year. The school summer holiday is when the property earns most, so a week in June or September costs you far less. Tell us early, so we can set changeover days around your stays.
