Wareham, a small Saxon town ringed by earth walls, stands between the Frome and the Piddle at the head of Poole Harbour. Its holiday homes earn as a base for Purbeck: guests drive out to Corfe Castle, Studland and Swanage by day and return to a quay, riverside pubs and a station on the main line. From our Bournemouth office, about 15 miles by road, our holiday let management service looks after Wareham cottages and houses.
What lets in Wareham
Within the walls, Georgian townhouses and cottages along North Street, South Street, the Quay and the lanes off them appeal to couples and walkers happy to park once and stroll to dinner. Their money goes on character, a short stroll to the river and a frank word about the stairs.
On the outskirts, BH20 family houses serve families exploring Purbeck by car, who look for a driveway, a garden, bedrooms for five or six and a place to hang wet coats. A home within walking distance of the station also wins guests arriving by train from London Waterloo.
How the Wareham year runs
Bookings in Wareham run from Easter to October and peak in the school summer holiday. In summer, life centres on the Quay, with its pubs and boats for hire on the Frome, while Swanage and Studland beaches are a short drive away.
The shoulders are where Wareham beats a beach town. Wareham Forest draws walkers and cyclists, and in the colder months birdwatchers head to RSPB Arne on Poole Harbour. A short drive west, near Wool and Bovington, Monkey World and the Tank Museum keep the February and October half terms full of families. In midwinter we hold weekends for short breaks and sell midweeks as longer stays.

Rules and costs for a Wareham owner
Council tax on a Wareham second home is set by Dorset Council, which from 1 April 2025 doubled the bill with a 100% premium for furnished homes no one lives in. Reach 140 nights available and 70 nights let in a year and the property may be rated as a business instead. FHL tax rules no longer exist, having been abolished from April 2025; read holiday let tax after FHL.
Across Purbeck, the Local Plan adopted in July 2024 keeps new homes in the Dorset National Landscape for principal residence, so a newer house needs its planning history checked. Much of the old town is period property and some is listed, which can mean consent for fire safety work. The Wareham letting market
A small Saxon walled town between the Frome and the Piddle, at the head of Poole Harbour. Georgian townhouses and cottages inside the walls let to couples and walkers, and family houses at the edges suit touring guests. It sells as the gateway to Purbeck, with a spring to autumn season and a main line station that helps short breaks.
Wareham lets as the gateway to Purbeck. Guests base themselves here to reach Corfe Castle, Studland and Swanage, then come back to a town with its own quay, pubs and restaurants, and a main line station that makes car-free breaks possible. It is not a beach town, so the summer peak is softer than Swanage's, and the shoulder seasons are stronger.
Georgian townhouses and cottages inside the Saxon walls earn most per night from couples and walkers. Family houses at the edges of the town take school holiday weeks from families touring Purbeck and visiting Monkey World and the Tank Museum, which also fill the February and October half terms.
The trade-off is older stock: period buildings cost more to bring up to safety standards and need honest listings on stairs, parking and noise from the Quay on summer evenings.
What brings guests to Wareham
- Gateway to Purbeck. Corfe Castle, Studland and Swanage are all reached through Wareham on the A351. Guests base themselves here to tour Purbeck by car from a town with its own shops, pubs and restaurants.
- Wareham station. On the South West Main Line, with trains to Poole, Bournemouth, London Waterloo and Weymouth. It is the main line station for Purbeck and supports car-free short breaks.
- Wareham Quay and the River Frome. The quay on the Frome, with its pubs and boat hire, is the town's summer focus, and the Saxon earth walls make a walk around the old town. Both suit couples on short breaks from spring to autumn.
- Monkey World and the Tank Museum. Both attractions are a short drive west of the town, near Wool and Bovington. They bring families in the school holidays, including the February and October half terms.
- Arne and Wareham Forest. The RSPB reserve at Arne on Poole Harbour and the trails of Wareham Forest draw birdwatchers, walkers and cyclists. Much of that demand falls outside the summer peak.

Is Wareham a good place for a holiday let if it is not on the beach?
It can be, because Wareham sells something different. Guests use it as a base for the whole of Purbeck, with Corfe Castle, Studland and Swanage a short drive away, and come back to a town with pubs, restaurants and a quay. Walkers, birdwatchers and families visiting Monkey World and the Tank Museum give it a longer season than the beach alone would, so spring and autumn hold up well.
Does Dorset Council charge a second homes premium in Wareham?
Yes. Since 1 April 2025 Dorset Council has charged a 100% premium on furnished homes that are nobody's main residence, which doubles the council tax bill. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. Which applies depends on your letting record, so confirm it with the council and your accountant.
Can I buy a new-build in Wareham as a holiday home?
Check first. The Purbeck Local Plan, adopted by Dorset Council in July 2024, supports new housing in the Dorset National Landscape only where it is restricted to use as a principal residence. That applies to new permissions, not to older homes, but a newer property may carry a planning condition or agreement about how it can be used. Ask your solicitor to check the planning history before you exchange.
My Wareham cottage is old. What should I check before letting it?
Fire safety first: a fire risk assessment, alarms, escape routes and fire doors where the layout needs them. Then a gas safety certificate where there is gas, electrical checks and insurance for paying guests. If the building is listed, some of that work may need consent. Finally, the listing has to be honest about steep stairs, low doorways and parking, because those are what period cottage reviews are written about.
Can I keep weeks in my Wareham house for myself?
Yes. You block your dates in the owner portal and we let the rest. Wareham's demand is spread across spring, summer and autumn, so a week in May or September costs you less than one in August. Tell us your weeks early each year, so we can set minimum stays around them and avoid short gaps between your stay and the next booking.
