Studland sits on the Isle of Purbeck between Poole Harbour and Old Harry Rocks, a small village behind about four miles of sand. For an owner, it is one of the purest holiday-home markets in Dorset: families come for summer weeks on gently shelving beaches, walkers come for the chalk cliffs and the heath, and almost nobody comes for work. What lets well in Studland

The beaches set the value. Shell Bay, Knoll Beach, Middle Beach and South Beach are all owned by the National Trust and backed by dunes, and a house a short walk from one of them is what families search for. Cottages near the Bankes Arms and South Beach suit couples and walkers on the way to Old Harry Rocks. Larger detached houses with gardens and parking take extended families and groups.

What guests pay for:

  • The walk to the sand. Stated in minutes, with the beach named.
  • Parking. National Trust car parks fill on hot days, so a private space is worth saying first.
  • Room for kit. Wetsuits, paddleboards, bikes and walking boots.
  • Dogs. Walkers often bring one, so a pet-friendly house reaches more of the spring and autumn market.

How the Studland year runs

The school summer holiday is the peak, booked months ahead as full weeks. Easter, the May bank holidays and the October half term are the next busiest. Spring and autumn belong to walkers and birdwatchers: Studland and Godlingston Heath has been a national nature reserve since 1946, and the South West Coast Path ends at South Haven Point at the north of the bay.

Winter is quiet. We shorten minimum stays, price for the demand there is and keep the calendar open to weekend breaks, rather than leaving the house empty from November to March.

Who books

Families with young children are the core: calm water, sand and a house to come back to. Next come couples and walkers on short breaks, groups in larger houses, and returning guests who book the same week each year. Some arrive from Bournemouth and Poole by the chain ferry, which crosses from Sandbanks in about four minutes; others come through Wareham and Corfe Castle.

Rules and costs for a Studland owner

Studland is in Dorset Council's area. The 100% second homes premium applies to furnished homes that are nobody's main residence, unless the 140 and 70 night business rates test is met. Older cottages may be listed or in a conservation area, so check before changing anything. Every let needs a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance for paying guests. The local market

The Studland letting market

A small Purbeck village behind about four miles of National Trust beaches and heath, with Old Harry Rocks at its southern end and the Sandbanks chain ferry at its northern tip. Housing is limited: cottages, detached houses and a few flats, many already second homes. Demand is strongly seasonal, led by families in summer and walkers in spring and autumn.

Studland is a small village with a very large beach. Most of the land around it, the beaches, dunes and heath, belongs to the National Trust, so there is little new building and the stock is fixed: cottages, detached family houses with gardens, and a few flats. Many homes are already second homes or holiday lets, which means the village competes with itself in summer and a well-presented property needs to say clearly what makes it different.

Families book full weeks in the school holidays for the shallow water at Knoll Beach and Middle Beach. Walkers, birdwatchers and couples fill spring and autumn, because Old Harry Rocks, the coast path and the heath are at their best outside the crowds. Midwinter is quiet.

Council tax. Studland is in Dorset Council's area, which charges a 100% premium on furnished second homes from 1 April 2025. What brings guests to Studland

  • Studland Bay beaches. Shell Bay, Knoll Beach, Middle Beach and South Beach give about four miles of sand backed by dunes, with gently shelving water. All are owned by the National Trust. Families book full summer weeks for the calm water.
  • Old Harry Rocks. The chalk stacks at the eastern end of the Jurassic Coast are a short walk from the village along the coast path. They bring walkers and photographers outside the school holidays.
  • Studland and Godlingston Heath. A national nature reserve since 1946, home to all six native British reptiles, with the Little Sea lake behind the dunes. Birdwatchers and walkers fill spring and autumn weekends.
  • Sandbanks chain ferry. The ferry crosses from Sandbanks to Shell Bay in about four minutes, every 20 minutes from 7am to 11pm, so Poole and Bournemouth are close by road. It pauses each year for maintenance, which changes the arrival route.
  • South West Coast Path. The path ends at South Haven Point at the north of the bay. Walkers starting or finishing the trail book one or two nights in the village.

Do you manage holiday lets in Studland?

Yes. Studland is across Poole Harbour from our Bournemouth office, reached by the Sandbanks chain ferry or the road through Wareham and Corfe Castle. Because it is outside the BCP area, we confirm at the first visit that a recommended local cleaning company can turn the property round on changeover days, including the busy summer Saturdays, before we take it on.

How do guests get to a Studland holiday let?

Most drive, either on the A351 through Wareham and Corfe Castle or across the Sandbanks chain ferry, which runs every 20 minutes from 7am to 11pm and takes about four minutes. The ferry pauses each year for maintenance, and can queue on summer weekends. The Purbeck Breezer 50 bus runs from Bournemouth through Studland to Swanage. We tell every guest the route and the timings before they set off.

When do Studland holiday lets book up?

The school summer holiday goes first, as full weeks, and Easter, the May half term and the October half term follow. Walkers and couples book short breaks in spring and autumn, when Old Harry Rocks and the heath are quieter. January and February are the slowest months. We price daily and open shorter stays when the calendar needs filling, rather than leaving gaps between weeks.

Will the Dorset Council second homes premium apply to my Studland house?

If the house is furnished and nobody's main home, Dorset Council charges a 100% premium from 1 April 2025, which doubles the bill, unless an exception applies. If it is available to let for 140 nights and actually let for 70 nights in the previous 12 months, it is assessed for business rates instead. Your own stays do not count as letting, so plan them with the test in mind.

Can guests bring dogs to Studland?

Many want to, and allowing them widens the market for walkers. The National Trust asks for dogs on a lead shorter than two metres on the beaches from May to September, and on leads on the heath and dunes from March to July while birds nest. Dogs may be off the lead on the beaches from October to April. We put the rules in the listing and the arrival message.

Can I still use my Studland home in summer?

Yes. You block your own dates in the owner portal and we let the rest. The school summer holiday is when a Studland home earns most, so each summer week you keep has a real cost. Many owners take a week in June or September instead, when the beaches are quieter and the weather is often good. Your own nights do not count towards the 70 let nights for business rates.

What does holiday let management in Studland cost?
