The listing a Forest guest is looking for

Forest guests filter first and read later. The filters that matter are dogs allowed, free parking, garden, wood burner and, for cyclists, somewhere to lock bikes. If the property has them, they go into the title, the first five photographs and the amenities list.

The photographs carry the rest. One shot of the heath or the lawn at the end of the lane does more than any paragraph. Interiors need to show the boot room, the outside tap, the enclosed garden and the fence line, because dog owners look for them. We shoot in good light and order the gallery so the guest sees the Forest, the living room and the garden before the bathrooms.

The description should be honest about the things that cause bad reviews: a lane with no street lights, a cattle grid on the way in, patchy mobile signal, the walk to the pub. A new listing is typically live within a week of the photographer's visit.

Ponies, gates and house rules

The New Forest has house rules that no other area needs. Ponies, cattle and donkeys belong to commoners and graze the open Forest, which is fenced off by stock fences and cattle grids. Feeding or petting them is banned under a local order. Unfenced roads have a 40mph limit, and animals walk out of the dark at night. Garden gates must stay shut, and grass cuttings or food must never go over the fence, because they can make a pony ill.

We write these into the house rules and the arrival message so the guest reads them before the first drive in. Good neighbours matter in small villages too, so the rules cover parking, noise after dark and bins.

Guests, seasons and channels

  • Families book the school holidays and the end of July, when the New Forest and Hampshire County Show fills the Forest. They often book on Vrbo for whole-house stays.
  • Walkers and cyclists book spring and autumn weekends for more than 100 miles of waymarked cycle routes. Cycling is only allowed on those routes, which the listing should say.
  • Dog owners come all year. From 1 March to 31 July ground-nesting birds mean dogs should be kept close and sometimes on a lead.
  • Couples take Christmas, New Year and winter weekends by the fire, mostly through Airbnb.

Reviews decide where a listing sits in search. We answer messages quickly, give clear arrival instructions for lanes that satnav gets wrong, and check the property between stays, so ratings hold up. Owners should also know the planning position: inside the Park the New Forest National Park Authority limits new holiday accommodation, and New Forest District Council charges a 100% council tax premium on second homes unless the property qualifies for business rates. The local market

The the New Forest letting market

A National Park of open heath, ancient woodland and grazed lawns where commoners' ponies and cattle roam free. Thatched cottages, village houses, converted barns and lodges let to families, walkers, cyclists, riders and dog owners from Easter to the end of October, with Christmas and winter weekends for couples. Planning rules keep new holiday accommodation scarce.

New Forest listings compete with each other on Airbnb's map, not with the coast. A guest searching for the Forest sees cottages, barns, shepherd's huts and lodges from Ringwood to Beaulieu side by side, and chooses on the photographs, the filters and the reviews. Dogs allowed, free parking, a garden and a wood burner are the filters that matter most, and listings that tick them reach far more searches.

Demand runs from Easter to the end of October, with the summer holidays and the show week at the end of July as the peak, then picks up again for Christmas and New Year. Walkers and cyclists book spring and autumn weekends. Couples dominate Airbnb in the winter; families with a dog lean towards Vrbo and Booking.com in summer, which is why we list beyond Airbnb.

New supply is limited. The New Forest National Park Authority restricts new holiday accommodation inside the Park, so an established listing with good reviews holds its value.

What brings guests to the New Forest

  • Free-roaming ponies, cattle and donkeys. Commoners turn their animals out on the Open Forest, which is fenced from the farmland around it by stock fences and cattle grids. Seeing ponies on the lawns and in the village streets is the reason many families book.
  • Waymarked cycle routes. More than 100 miles of waymarked routes, much of them on traffic-free gravel tracks, link the villages and the stations at Ashurst, Brockenhurst and Sway. Cyclists book short breaks and want secure bike storage.
  • Dog walking country. Dogs are welcome on the Open Forest if kept close and under control, with extra care in the ground-nesting season from 1 March to 31 July. Pet-friendly cottages with enclosed gardens are in steady demand.
  • New Forest and Hampshire County Show. A three-day agricultural show at New Park near Brockenhurst at the end of July (28 to 30 July in 2026). It fills accommodation across the Forest in the busiest week of the summer.
  • Main line railway. Brockenhurst, Sway and Ashurst New Forest stations are on the South Western Railway line between Bournemouth, Southampton and London Waterloo, so guests can arrive without a car and hire bikes.

Can you co-host my existing New Forest Airbnb listing?

Yes. If the listing is in good shape we co-host it, so your reviews, your rating and any Superhost standing stay on your account. What should a New Forest Airbnb listing say about the ponies?

Enough to set expectations and protect the reviews. Guests should know the ponies, cattle and donkeys are owned by commoners, that feeding or petting them is banned under a local order with a fixed penalty, that unfenced roads have a 40mph limit, and that gates must be shut so animals stay out of the garden. Put it in the house rules and the arrival message, not only the guidebook.

Will allowing dogs hurt my reviews?

Not if it is run properly, and in the New Forest it usually helps. Many visitors travel with a dog and filter for it. We agree a clear pet policy and fee with you, ask guests to bring the dog's bedding, mention the ground-nesting season from 1 March to 31 July, and brief the cleaning company on the extra work, so the next guest finds the property as the listing promises.

Can I build a lodge or convert a barn to list on Airbnb?

Ask the New Forest National Park Authority first. Inside the Park it is the planning authority, and its Local Plan supports new visitor accommodation mainly in the four defined villages of Ashurst, Brockenhurst, Lyndhurst and Sway, and elsewhere chiefly through re-use of existing buildings for farm diversification. Plenty of schemes are refused, so get advice before buying a cabin or starting work.
