A Walkford house with a drive, a garden and a wooded path to the sea can work as hard in winter as in summer, just for different guests. Our winter let management service lets Walkford homes from November to March to people who need somewhere comfortable for a week or a few months, and hands them back clear for the summer families.
Walkford homes that let in winter
- Chalet bungalows. Ground floor bedrooms for older visitors, extra rooms upstairs for the rest of the family. Common across the village and well suited to families visiting relatives.
- Detached family houses. Space for a contractor team or a family relocating to the area, usually with parking for two or more cars.
- Homes on the southern streets. Under a mile from Highcliffe Beach, and close to Chewton Bunny for winter walks.
Before winter opens, we look at heating, insulation, broadband and outside lighting, because those decide winter reviews here.
How the Walkford winter goes
October half term closes the summer. November and early December are quiet for short stays, so the first long bookings are worth taking. Christmas and New Year bring family gatherings, and Highcliffe Castle's Christmas tree festival in December adds a few weekend enquiries nearby. January and February are the core of the long-stay season. By March walkers return to the New Forest a short drive north.
Weekly stays are priced below short breaks per night, and monthly stays below that, reflecting fewer cleans and less linen. Minimum stays lengthen in the quietest weeks.
Christchurch's winter life is close enough to matter to a long-stay guest. The town's Monday street market runs along the High Street every week of the year, and the Christmas lights are switched on in late November. The shops on Lymington Road in Highcliffe are nearer still. A family staying a month near a parent can do the weekly shop without a long drive, and a remote worker can find a cafe for a change of desk.
Your summer is kept clear while all this happens. Winter stays end on the date agreed at booking, usually before the Easter holidays, and nothing is extended into weeks you have blocked or that families are likely to book.
Who books Walkford in winter
Families visiting older parents in Highcliffe and Christchurch. Contractors and engineers, including those working at the Aviation Business Park at Bournemouth Airport. Remote workers wanting a quiet house with a train to London from Hinton Admiral. Walkers on the Chewton Bunny path and the clifftop. Every Walkford home we manage is also on Flexiestays, Bournemouth's number one platform for winter and long stays, charging only 8% on the bookings it brings.
Council tax, rates and long stays
BCP Council sets council tax in Walkford, with a 100% premium on furnished second homes. The business rates test (140 nights available, 70 let) excludes stays over 28 nights, so the winter mix needs planning. Each long stay is set up on the right agreement. Walkford owners can read more in holiday let regulations in England and holiday let tax after FHL.

The Walkford letting market
A quiet residential village behind Highcliffe, on the Dorset side of the Walkford Brook that marks the Hampshire border. Bungalows, chalet bungalows and detached family houses with gardens and driveways let to couples, older guests, families and wedding parties who want the beach, the castle and the New Forest from one base.
Walkford is a residential village, and in winter it lets like one. Its chalet bungalows and detached houses behind Highcliffe, on the Dorset side of the Walkford Brook, have the drives, gardens and space that longer-stay guests ask for, and the woodland path through Chewton Bunny to the beach is as good a walk in January as in June.
The winter guests are rarely holidaymakers. They are families staying near parents in Highcliffe and Christchurch, contractors on projects around Bournemouth Airport, remote workers who want a quiet house with Hinton Admiral station a short drive away, and occasionally guests at winter events at Highcliffe Castle or the hotel at Chewton Glen. Several of them stay for weeks.
Walkford is in BCP Council, not the New Forest District, though Hampshire is just across the brook. That decides which council tax rules apply.
What brings guests to Walkford
- Chewton Bunny and the Walkford Brook. A wooded nature reserve where the Walkford Brook runs down a chine to the sea. Guests walk from the village through the woods to the beach, which suits dog owners and walkers in spring and autumn as well as summer.
- Highcliffe Beach and the clifftop. The beach below Highcliffe's wooded cliffs, with views to the Isle of Wight and the Needles, is under a mile from the southern streets of Walkford. Families book full weeks here in the school holidays.
- Highcliffe Castle and Chewton Glen. Weddings and events at Highcliffe Castle, and at the Chewton Glen hotel just across the brook in Hampshire, bring guests who need a house for one or two nights, often booked well ahead and outside the summer.
- Hinton Admiral station. The main line station that serves Highcliffe and Walkford, with South Western Railway trains towards London Waterloo, Southampton, Bournemouth and Weymouth. It makes a car-free weekend possible.
- Edge of the New Forest. The New Forest National Park begins a short drive north. Guests combine forest walks and cycling with the beach, which keeps weekend demand going outside the peak.

Full pricing and what is extraWinter let management in Walkford: questions
Is Walkford too quiet for winter lets?
Quiet is part of what winter guests want here. A family spending three weeks near an elderly parent, or a remote worker on a month away, chooses Walkford for a calm road, a driveway and a garden. Short-break trade is thin from November to February, so the plan relies on weekly and monthly stays, with Christmas and the odd castle event weekend priced separately.
Which council tax rules apply to a Walkford winter let?
BCP Council's. Walkford was in Hampshire before 1974 and the New Forest District boundary runs along the brook, but the village itself is in BCP, which charges a 100% premium on furnished second homes. Business rates apply instead if the house was available for 140 nights and let for 70 in the previous year, and only lettings of 28 nights or less count.
Do contractors stay in Walkford rather than nearer the airport?
Some do, especially when the work is on the eastern side of Christchurch or towards New Milton, or when a team needs a large house with parking for several vehicles. Walkford's detached houses suit them. They typically stay Sunday to Friday for several weeks and want a washing machine, fast wifi and a self check-in after dark.
Can a Walkford house be let monthly through the winter and still take summer families?
Yes. Each winter stay is agreed with a fixed end date before arrival, normally before Easter, and your own summer weeks stay blocked in the owner portal. We do not extend a stay into booked or high-demand weeks. Because a guest who makes the house their main home can acquire tenancy rights, we set up each long stay on the right agreement.
What makes a Walkford house stand out to winter guests?
Warmth first: reliable central heating, and a wood burner if it is safe and serviced. Then a proper workspace and broadband for remote workers, a utility room or porch for muddy boots after the Chewton Bunny walk, and clear directions for arriving on unlit roads. Photos taken in winter light help guests see the house as they will find it.
How do winter guests find a Walkford house?
Longer-stay guests mostly search Flexiestays, Bournemouth's number one platform for winter and long stays, which charges only 8% on the bookings it brings. The listing names Highcliffe and Christchurch as well as Walkford, because few visitors search the village by name. Weekend guests still come through Airbnb, Booking.com and Vrbo, all on one calendar with the long stays.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
