Studland's houses earn hard in July and August and then, for most owners, sit empty until Easter. Our winter let management gives a Studland home a winter too: dog walkers and heath walkers on fair-weather weekends, families at Christmas, and monthly stays for guests who want the quiet. We manage it from Bournemouth, a short crossing on the Sandbanks ferry, for 16% commission and no retainer.
Why people come in winter
Open beaches for dogs. From October to April the National Trust allows dogs off the lead on Studland's beaches. Shell Bay, Knoll Beach, Middle Beach and South Beach are almost empty on a January morning, which is exactly what dog owners want.
Old Harry Rocks and the coast path. The chalk stacks at the eastern end of the Jurassic Coast are a short walk from the village, and the South West Coast Path ends at South Haven Point. Winter light on the cliffs brings walkers and photographers whenever the weather clears.
The heath. Studland and Godlingston Heath has been a national nature reserve since 1946, with the Little Sea lake behind the dunes, and birdwatchers walk it all winter.
Christmas in Purbeck. Families take a house for the festive week, with the Swanage Railway's Christmas trains and Swanage's Christmas market a short drive away.

Making a village house winter-proof
Studland's houses were often bought as summer homes, and some were never meant for January. Before we open a winter calendar we check the heating and hot water, the draughts, the wifi and the outside lighting, because the village lanes are dark early. A log burner, a boot room or a porch for wet dogs, an outside tap and towels for dogs earn reviews that summer guests never write. Parking matters more in winter, when guests arrive by car in the dark.
Pricing the quiet season
Christmas, New Year and the February half term are priced by the night with minimum stays. Weekends between November and March are kept open for short breaks at a winter rate. Midweeks are sold as weekly and monthly stays, which earn less per night but fill the house for weeks at a time with one changeover, so the cleaning company you pay is called less often.

The Studland letting market
A small Purbeck village behind about four miles of National Trust beaches and heath, with Old Harry Rocks at its southern end and the Sandbanks chain ferry at its northern tip. Housing is limited: cottages, detached houses and a few flats, many already second homes. Demand is strongly seasonal, led by families in summer and walkers in spring and autumn.
Studland is the most seasonal place we manage. A small village behind four miles of National Trust sand, it fills with families in summer and empties after the October half term. Winter has one strong draw that summer lacks: the National Trust lets dogs off the lead on the beaches from October to April, so dog owners and walkers come for empty sand, Old Harry Rocks and the heath when the crowds have gone.
Winter here is a weekend and festive market, with long stays filling the weeks between. Couples and dog walkers book Friday to Sunday when the forecast is good; families take a house for Christmas or New Year; and remote workers or people relocating to Purbeck sometimes want a month somewhere very quiet. With so many homes in the village already second homes, an owner who lets through the winter also has the business rates test to think about.
What brings guests to Studland
- Studland Bay beaches. Shell Bay, Knoll Beach, Middle Beach and South Beach give about four miles of sand backed by dunes, with gently shelving water. All are owned by the National Trust. Families book full summer weeks for the calm water.
- Old Harry Rocks. The chalk stacks at the eastern end of the Jurassic Coast are a short walk from the village along the coast path. They bring walkers and photographers outside the school holidays.
- Studland and Godlingston Heath. A national nature reserve since 1946, home to all six native British reptiles, with the Little Sea lake behind the dunes. Birdwatchers and walkers fill spring and autumn weekends.
- Sandbanks chain ferry. The ferry crosses from Sandbanks to Shell Bay in about four minutes, every 20 minutes from 7am to 11pm, so Poole and Bournemouth are close by road. It pauses each year for maintenance, which changes the arrival route.
- South West Coast Path. The path ends at South Haven Point at the north of the bay. Walkers starting or finishing the trail book one or two nights in the village.

Will anyone stay in Studland in January?
Some will, mostly at weekends. Dog walkers come because the beaches are open to dogs off the lead from October to April, walkers come for Old Harry Rocks and the coast path, and birdwatchers come for Studland and Godlingston Heath and the Little Sea. Midweek is quiet, which is why we offer January and February as weekly and monthly stays as well as weekend breaks. A warm house with a log burner and a boot room does best.
How do guests reach Studland in winter?
Most come over the Sandbanks chain ferry, which crosses in about four minutes every 20 minutes from 7am to 11pm. In years when it is withdrawn for its refit, usually for around a fortnight in November, guests drive round through Wareham and Corfe Castle, a much longer journey. The Purbeck Breezer 50 bus links Studland with Bournemouth and Swanage. We put the current route in every arrival message.
What rules apply to dogs in a winter let here?
On the beaches, the National Trust allows dogs off the lead from October to April. On the heath and dunes, dogs must be on leads from March to July while ground-nesting birds breed, so a February booking that runs into March needs that warning. We state the rules in the listing and the arrival message, and you decide how many dogs the house accepts and whether a cleaning surcharge applies.
Does winter letting matter for council tax in Studland?
It can. Studland is in Dorset Council's area, which charges a 100% premium on furnished second homes from 1 April 2025, and many village houses are second homes. Business rates replace council tax when a house was available to let for 140 nights and actually let for 70 in the past 12 months. Winter nights genuinely let count, but your own stays do not. Check your record with the council and an accountant.
Can I let my Studland house for a month and still have it in summer?
Yes. Every long stay we take has an end date agreed before it is confirmed, so the summer weeks families book months ahead stay available. A stay of 28 nights or more can be counted differently under the business rates letting test and can raise tenancy questions, so we set it up with the agreement that fits the guest.
