Nobody books Broadstone for the beach: it is a quiet suburb about four miles inland from Poole town centre. Guests book it because family lives nearby, because they are playing Broadstone Golf Club or cycling the Castleman Trailway, or because they need a house for a month. A listing should say so plainly rather than dress the house up as a coastal escape. The description opens with the facts a Broadstone guest is checking: whole house, number of bedrooms, off-road parking, garden, wifi, washing machine, the distance to the shops on the Broadway. Then the map: Poole about four miles south, Wimborne a short drive north, buses from the Broadway, no railway station. Golfers are told how close the heathland course off Station Approach is, and cyclists where to join the trailway and where bikes can be locked. The beaches are mentioned with honest drive times, as a day out.
Broadstone's housing photographs well when it is shown as it is: detached houses and bungalows with gardens and drives. We shoot the kitchen, the beds, the step-free routes and the parking, because those are the photos a long-stay guest studies.
Pricing for length of stay, not for August
On a Broadstone calendar the valuable booking is the long one. It is a residential market: family visits, relocations and golf breaks, with few holidaymakers. Bookings are spread across the year and tend to be for whole houses and longer stays.
