Frequently asked questions
How long does it take to set up a holiday let from empty?
It depends on the furniture lead times and on the safety certificates more than on the listing itself. Order beds and sofas first, book the gas and electrical inspections early and have the photographs taken only when every room is finished. At Sea Breeze a new listing is typically live within a week of the photographer's visit.
How much linen does a holiday let need?
We recommend three sets of bed linen and towels per bedroom: one on the beds, one in the wash and one ready on the shelf. With fewer sets, a same-day changeover in peak season depends on the laundry coming back on time. Owners we manage use the linen company we recommend, paying it directly, or their own supplier.
Can I use this checklist if I already have a listing?
Yes. Work through it as an audit: the equipment, safety, access and house manual sections show what guests will mark you down for, and the pricing section shows what the calendar is missing. An existing, good-quality listing can be co-hosted by Sea Breeze instead of being rebuilt.
