Stanpit is the Christchurch village that sits on the harbour rather than the sea: bungalows and family houses on the north shore of Christchurch Harbour, about a mile east of the town centre, with Stanpit Marsh nature reserve along the water's edge. For an owner it offers a holiday home with a longer season than most of the coast, because the guests who come for the marsh and the harbour do not all come in August. What lets well in Stanpit

The village is in the BH23 postcode, between Purewell and Mudeford. The stock that lets best:

  • Bungalows and family houses with gardens and parking, which guests cannot easily find closer to the Quay.
  • Homes with a view of the marsh or the harbour, which photograph well and command more.
  • Houses with room for gear: bikes, binoculars and telescopes, wetsuits and sailing kit.

Guests pay for quiet, space and access. Stanpit Marsh is a 65-hectare reserve of salt marsh, reed beds, mud flats and scrub, a Local Nature Reserve since 1964 and an SSSI since 1986, with an information centre supported by the Friends of Stanpit Marsh. Mudeford Quay, with its ferry to the Mudeford Sandbank, and the sand at Avon Beach are a mile or so away. In the village the Ship in Distress, a pub of more than 300 years with a smuggling history, serves locally caught fish.

How the Stanpit year runs

July and August, the school holidays and the bank holidays are the peak, with families taking full weeks for the beaches and the harbour.

Stanpit holds its shoulder seasons better than most. Spring and autumn bird migration bring birdwatchers to the marsh, the sailing clubs on the harbour are active from spring to autumn, and walkers follow the harbour shore towards Mudeford and Hengistbury Head across the water. In winter the marsh draws birdwatchers for wildfowl and waders, and couples book short breaks. Christchurch's own events, including its food festival in May, add busy weekends.

Mid-term stays to people relocating or between homes help fill the quietest weeks from January to March.

Who books a Stanpit holiday home

Families in the school holidays; couples and retired guests on short breaks out of season; birdwatchers and walkers; and sailors and their families visiting the harbour clubs. Many bring a dog. Owners often use the house themselves at Easter or in the autumn and let the summer.

Rules and costs for an owner

Stanpit is in BCP Council's area. A furnished second home pays the 100% council tax premium unless it is available to let for 140 nights and actually let for 70 in a year, when it is assessed for business rates instead. The furnished holiday lettings regime was abolished from April 2025; our guide to holiday let tax after FHL explains what replaced it. You need a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance for paying guests. If the home is leasehold, check the lease allows short lets.

Stanpit is a quiet residential village on the north shore of Christchurch Harbour, between Purewell and Mudeford, with Stanpit Marsh nature reserve at the end of the road. Its holiday lets are bungalows and family houses, often with gardens and parking, a short drive or a walk of about a mile from Mudeford Quay and Avon Beach.

The year here is less dependent on August than on the open coast. Families fill the school holidays, but birdwatchers come to the marsh in spring and autumn migration and through the winter, and sailors use the harbour from spring to autumn. That spreads bookings across more of the year.

  • Stanpit Marsh nature reserve. A 65-hectare reserve of salt marsh, reed beds, mud flats and scrub on the harbour shore, a Local Nature Reserve since 1964 and an SSSI since 1986. It is one of the best-known birdwatching sites on the coast, which brings guests in spring, autumn and winter.
  • Christchurch Harbour and sailing. Three sailing clubs use the harbour: Highcliffe Sailing Club on Mudeford Quay, Mudeford Sailing Club on the north shore and Christchurch Sailing Club by Place Mill. Dinghy sailors, paddleboarders and their families book around club events and the summer holidays.
  • Mudeford Quay and Avon Beach. The Quay, its ferry to the Mudeford Sandbank and the sand at Avon Beach are within about a mile. Guests get the harbour-mouth days out from a quieter, residential base.
  • Christchurch town and the Ship in Distress. Christchurch Priory, the Quay and the high street are a short drive or bus ride west. In the village itself the Ship in Distress, a pub of more than 300 years with a smuggling history, serves locally caught fish.

Is Stanpit a good place for a holiday let compared with Mudeford Quay?

It suits a different owner and guest. Homes by the Quay are scarce and command the highest prices; Stanpit is a residential village about a mile back along the harbour, with more bungalows and family houses, gardens and parking. Guests get the Quay, the ferry and Avon Beach a short trip away, with Stanpit Marsh on the doorstep and quiet evenings.

Do birdwatchers really book holiday lets in Stanpit?

Yes, and they come when beach guests do not. Stanpit Marsh is a 65-hectare reserve of salt marsh, reed beds and mud flats on Christchurch Harbour, an SSSI since 1986 and well known for its birds. Spring and autumn migration and the winter months bring birdwatchers and walkers, usually couples, for three or four nights. A listing should mention the marsh and the information centre.

Can guests bring dogs to a Stanpit holiday let?

Many owners here accept dogs, and it widens the market. Dogs can be exercised off the lead on Stanpit Recreation Ground, next to the reserve car park, but must be on a lead within the nature reserve at all times. Beach rules at Avon Beach and elsewhere change with the season, so we tell guests the current position when they book.

Is there demand from sailors and watersports guests?

Yes. Three sailing clubs use Christchurch Harbour: Highcliffe Sailing Club on Mudeford Quay, Mudeford Sailing Club on the north shore and Christchurch Sailing Club by Place Mill. Visiting crews, families of club members and paddleboarders book around regattas and the summer. A house with space for wet kit, a garden tap and parking for a car and trailer has an advantage.

Can I use my Stanpit house for our own holidays?

Yes. You block your dates in the owner portal and we let the rest. Owners often keep a week at Easter or in early autumn, when the harbour is at its best and the summer crowds have gone, and let the school summer holiday, when family demand is strongest.
