Poole Old Town and Quay is where visitors to Poole go first: a working quay lined with pubs, restaurants and listed buildings, boats to Brownsea Island from the pontoons, the ferry port across the water and medieval and Georgian streets running up behind. For an owner it is a market of flats and a few historic houses that let on the waterfront itself. What lets well on the quay and in the Old Town
The Old Town is in the BH15 postcode district, in BCP's Poole Town ward. Its letting stock falls into three groups.
- Quayside apartments. Modern blocks and converted warehouses on and near the quay, often with balconies and harbour views. They take couples and small families, and a view of the boats is what guests pay most for.
- Flats in the historic streets. Above shops or in older buildings round the High Street and the streets behind the quay. Quieter, cheaper and good for longer stays.
- Old Town houses. A small number of Georgian and older houses, some listed. Rare, and booked by families and groups who want character.
Guests value the doorstep: the 1814 Custom House and the pubs and restaurants on the quay, Poole Museum and the Grade I listed Town Cellars and Scaplen's Court, and Poole station and the town centre within a walk.
How the Old Town year runs
The season builds from Easter, with the boats to Brownsea Island and the harbour cruises running through the warmer months, and lasts to the end of September. In 2026 the Tuesday bike nights brought crowds to the quay every week from April to September. The school summer holiday is the peak, and the late May and October half terms are strong.
Winter is quieter but not empty. Christmas and New Year bring visiting families, ferry passengers need a bed before early sailings to the Channel Islands, and working guests take flats near the station. We fill January and February with mid-term lets where the lease allows them, and review prices daily all year.

Rules and costs for an Old Town owner
The lease comes first: most quay flats are leasehold, and leases often restrict short lets or need consent. Read it and tell your insurer and lender. BCP Council has charged a 100% council tax premium on furnished second homes since 1 April 2025; a property available to let for 140 nights a year and actually let for 70 is assessed for business rates instead. Listed buildings need consent for alterations, inside and out. Every holiday let needs a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance for paying guests. The Poole Old Town and Quay letting market
The historic core of Poole behind a working quay: medieval and Georgian buildings, converted warehouses and modern quayside apartment blocks. Guests book flats here for the waterfront, the boats to Brownsea Island, the ferry port and Poole Museum. Most of the letting stock is leasehold, so the lease decides what an owner can do.
Poole Old Town and the quay are the most visitor-facing part of Poole. Guests walk out of the door to the boats for Brownsea Island and harbour cruises, the pubs and restaurants on the quay, Poole Museum and the historic streets behind it. Most of the letting stock is flats: modern quayside apartment blocks, converted warehouses and flats above shops, with a smaller number of Georgian and older houses.
That makes the lease the first question. Many quayside blocks restrict short lets or need the freeholder's consent, and parking is limited, so a flat with a permitted use and an allocated space is worth more as a holiday let than one without. Demand peaks from Easter to September, and the port and the town centre keep some stays coming in winter.
What brings guests to Poole Old Town and Quay
- Poole Quay. Pubs, restaurants and listed buildings such as the 1814 Custom House line the quay, with harbour cruises from its pontoons. Summer evenings add the Tuesday bike nights, which in 2026 ran from April to the end of September.
- Boats to Brownsea Island. Ferries leave the quay for the National Trust's Brownsea Island, where Baden-Powell held the first Scout camp in 1907, along with harbour cruises and trips to Swanage. Families and day-trippers stay within a walk of the boats.
- Poole port and the Channel Islands. Ferries sail from Poole to Jersey (DFDS) and Guernsey (Brittany Ferries). Travellers book a night before an early sailing or after a late return. The Brittany Ferries route to Cherbourg is due to end in October 2026.
- Poole Museum and the historic streets. Poole Museum, the Grade I listed Town Cellars and Scaplen's Court, and the Georgian streets behind the quay draw heritage visitors in spring and autumn as well as summer.
- Poole station and the town centre. Poole station, the Dolphin Shopping Centre and the Lighthouse arts centre are a walk from the quay, so guests arriving by train and working visitors can stay without a car or a parking space.

Can I holiday let a quayside flat in Poole Old Town?
Only if the lease allows it. Most flats on and near the quay are leasehold, and many leases require use as a private residence, bar short lets or need the freeholder's consent. Read the lease, ideally with a solicitor, before you buy or furnish, and tell the buildings insurer and your lender. We will not take on a flat where the lease clearly forbids holiday letting.
Do the boats to Brownsea Island bring bookings?
They are one of the main reasons families stay on the quay. Boats run from the quay to the National Trust's Brownsea Island, where Baden-Powell held the first Scout camp in 1907, and there are harbour cruises and trips to Swanage. Most sailings run in the warmer months, so they strengthen Easter to early autumn rather than winter. Check the National Trust's opening dates each year before you plan around them.
Do ferry passengers book Old Town holiday lets?
Some do, usually for a night or two before an early sailing or after a late return. Ferries run from Poole to Jersey with DFDS and to Guernsey with Brittany Ferries. Brittany Ferries' Cherbourg route from Poole is due to end in October 2026, so we no longer count on French traffic. We price these short stays separately from holiday weeks.
Is parking a problem for an Old Town holiday let?
Often. Many flats have no space, and the Old Town streets are tight. Guests can use the Quay Visitors multi-storey car park or arrive by train, as Poole station is a walk away. A flat with an allocated space should say so near the top of the listing; one without should explain the options before guests book, not after. Clear information here prevents the most common complaint.
Can I use my quayside flat for my own breaks?
Yes. Block your dates in the owner portal and we let the rest. Many quay owners keep a few weekends a year for themselves. The weeks from late July to the end of August earn most, so a booking you keep then has a higher cost, but the decision is yours. The clean after your stay is paid to the cleaning company like any other.
