Bransgore sits where the heath of the New Forest runs down towards Christchurch, a Hampshire village in the BH23 postcode with the National Park boundary cutting through its parish. An owner here is really selling two holidays from one address: mornings among the ponies at Holmsley, afternoons on the sand at Mudeford or Highcliffe. Our holiday let management for Bransgore houses is paid by commission alone, and it covers everything from the listing to the guest who rings at midnight because the key safe will not open.
Bransgore houses that guests choose
Bransgore began in the 1800s as a cluster around its church and school, and the roads that filled in later gave it the stock owners let today: detached homes, bungalows and the odd older cottage, nearly all with a garden and a drive. Out towards Thorney Hill a handful of properties back onto open forest.
What a Bransgore guest is paying for:
- A garden with a gate. Children burn off energy in it, and dogs are not shut indoors after a morning on the heath. A porch or utility room for wet boots, and a place to lock bikes, count for more than a second sitting room.
- Two cars off the road. Hinton Admiral station is in the parish, but guests still need a lift from it, so nearly everyone drives. A drive that takes two cars lets grandparents and grown-up children book together.
- Shops within a stroll. A post office, pharmacy, bakery and greengrocer, plus two 18th-century inns, the Crown and the Three Tuns, mean a week can begin without a supermarket run.
- Ponies a few minutes away. The inclosures around Holmsley and Thorney Hill, and Burley to the north, are why many guests pick Bransgore over a seaside street.
A forest village calendar
Summer school holidays bring the full weeks, as families divide their days between forest and coast. Easter and the two half terms add shorter runs.
Where Bransgore parts company with the beach towns is the shoulder. In April and May, and again when the bracken turns in October, riders, cyclists and walkers come for the heath without the summer traffic, and dog owners would rather have open forest than a crowded beach. Christmas fills houses with families visiting relatives in the village and in Christchurch. The thin weeks are January and February, when we push short breaks and, for houses that suit it, mid-term stays of a month or more.
Who stays in Bransgore
- Families wanting the New Forest and the Christchurch beaches in a single week.
- Riders, cyclists and walkers on spring and autumn weekends.
- Dog owners looking for an enclosed garden with the heath beyond it.
- People visiting relatives in Bransgore, Highcliffe or Christchurch, above all at Christmas.
- Guests at weddings around Christchurch and the forest edge.
Plenty of owners here keep a week or two back for themselves. A Bransgore house works as a family base as much as a let, and the calendar is built around that.
Planning, tax and safety for a Bransgore owner
Which authority decides planning depends on where the boundary line falls. For most of the village it is New Forest District Council; for the slice of the parish inside the park it is the New Forest National Park Authority, which applies its own policies, so look your address up before an extension or a change of use. Council tax comes from New Forest District Council regardless, and furnished second homes there have paid a 100% premium since 1 April 2025. A house on the market for 140 nights or more over the previous 12 months, and booked for at least 70 of them, goes onto business rates instead.
FHL tax treatment ended in April 2025, and our guide to holiday let tax after FHL covers what replaced it. Before the first guest arrives you need a fire risk assessment, a gas safety certificate if the house has gas, electrical checks and insurance written for paying guests; holiday let regulations in England goes through each one.
Sea Breeze and your Bransgore house
From the first photo shoot onward, we look after the listings on 20+ channels, Airbnb, Booking.com, Vrbo and Flexiestays among them, plus a nightly price checked every day, guest messages, arrivals, inventory checks and routine inspections. Cleaning, linen and any repairs go to recommended local firms who invoice you direct; we can book and coordinate them, or your own cleaner carries on as before.
Want the house for a family Christmas? Block the dates in the owner portal. Money arrives monthly. We take 16% of what bookings earn and charge nothing else month to month: no retainer, no standing fee. The onboarding fee is a one-off, taken out of the first month's income rather than paid up front. Our pricing has the detail and how it works walks through setup.
Closer to the sea, we run houses the same way in Christchurch, Walkford and Highcliffe.
Full in summer. Earning in winter too.
Most holiday lets in Bransgore go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Bransgore letting market
A Hampshire village north-east of Christchurch that straddles the New Forest National Park boundary, with most of the village outside it. Cottages, detached houses and bungalows with gardens let to walkers, riders, cyclists, dog owners and families who want the open forest on the doorstep and Christchurch and the beaches a short drive south.
Bransgore lets as a forest village with the coast close by. It sits in Hampshire, north-east of Christchurch, and straddles the New Forest National Park boundary, with most of the village outside it. Cottages, detached houses and bungalows with gardens and parking let to walkers, riders, cyclists, dog owners and families who split a week between Holmsley's heath and woodland and the beaches at Mudeford and Highcliffe.
That mix spreads the year. Beach families fill the school holidays; walkers and dog owners book spring and autumn weekends; Christmas brings family visits. Houses with space, a garden and room for bikes or boots earn most consistently. Small cottages near the pubs suit couples on short breaks.
Bransgore is in New Forest District, not BCP, and part of the parish is in the National Park, so the planning authority depends on which side of the boundary the property sits. The detail is in our guide to holiday let regulations in England.
What brings guests to Bransgore
- The open forest at Holmsley and Thorney Hill. The parish runs up to Thorney Hill and the forest inclosures around Holmsley, with walks across heath and woodland where ponies graze. Walkers and cyclists book spring and autumn weekends, not only summer.
- Village pubs and shops. The Crown Inn and the Three Tuns both date from the 18th century, and the village has a post office, pharmacy, bakery and greengrocer. Guests staying a week can manage without driving for every meal.
- Christchurch and the coast. Bransgore's post town is Christchurch, a short drive south, with Mudeford Quay, Highcliffe and Avon Beach beyond. Families split their week between forest and sea.
- Hinton Admiral station. The main line station for Highcliffe and Walkford lies in Bransgore parish, with South Western Railway trains towards London Waterloo, Southampton and Bournemouth. Guests arriving by train need a taxi or a lift for the last stretch.
- Burley and the forest villages. Burley, one of the best known New Forest villages, is a short drive north. Bransgore gives guests the forest at a lower profile and often with more space and parking.

Full pricing and what is extraHoliday let management in Bransgore: questions
Is Bransgore in the New Forest National Park?
Partly. Bransgore straddles the National Park boundary, and most of the village lies outside it. For a property outside the park, planning is New Forest District Council; inside it, the New Forest National Park Authority. Council tax is billed by New Forest District Council either way. Check your own address on the National Park Authority's boundary map before you plan any building work or change of use, because the two authorities apply different policies.
Is there a second homes council tax premium in Bransgore?
New Forest District Council has charged a 100% premium on furnished properties that are nobody's main residence since 1 April 2025, which doubles the bill. A self-catering property that was available to let for 140 nights in the previous year and actually let for 70 is assessed for business rates instead, so the premium does not apply. Which side of that line you fall on depends on your letting record; confirm it with the council and your accountant.
Who books holiday lets in Bransgore?
Two groups, mainly. Families come in the school holidays for a base between the forest and the beaches at Christchurch, Mudeford and Highcliffe. Walkers, cyclists, riders and dog owners come in spring and autumn for Holmsley, Thorney Hill and the forest beyond Burley. Add relatives visiting family nearby, and wedding guests at venues around Christchurch and the forest edge, and the calendar has demand beyond summer.
Can guests reach Bransgore without a car?
Some can. Hinton Admiral station is in Bransgore parish and sits on the main line towards London Waterloo, Southampton and Bournemouth, but it is a taxi or a lift from the village rather than a walk. Most Bransgore guests arrive by car, so parking for two vehicles and clear directions are worth more in the listing than a station mention. We describe the journey as it is.
Can I keep using my Bransgore holiday home myself?
Yes. You block your own dates in the owner portal and we let the rest. Many Bransgore owners keep spring or autumn weeks for themselves, when the forest is at its best. The school summer holiday is usually when the property earns most, so every peak week you keep has a cost, but the choice is yours. The clean after your stay is paid to the cleaning company like any other.

Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
